친환경 아파트의 주거가치와 주거자부심 및 거주의향에 관한 연구

Abstract

최근 친환경의 개념이 건축물에도 적용되어 환경에 대한 피해를 최소화하고 자연친화적으로 계획, 설계되어 주거생활과 환경의 질을 동시에 고려한 친환경 아파트의 개발이 강조되고 있다. 본 연구의 목적은 친환경 아파트의 주거가치와 주거자부심 및 거주의향을 중심으로 이들 변수 간 영향관계를 분석함으로써 환경 친화적인 공동주택의 계획과 설계에 있어 가치 제안을 통한 주거환경 조성에 유용한 자료를 제공하고자 하였다. 연구방법은 자기기입 설문지를 이용한 양적 연구를 진행하였고, 서울 지역의 친환경 아파트 거주자를 조사대상으로 하였다. 연구 결과를 요약하면 다음과 같다. 첫째, 친환경 아파트의 주거가치는 주거품질, 접근성, 주거비용 및 주거이미지의 개념으로 유형화되었고, 이중 주거품질과 접근성, 주거이미지가 주거자부심을 높이는 요인으로 나타났다. 둘째, 친환경 아파트의 주거자부심은 거주의향에 긍정적인 영향을 미치고 있었다. 셋째, 친환경 아파트의 주거가치를 구성하는 모든 요인이 거주의향에 긍정적인 영향을 미치는 것으로 파악되었다. 따라서 친환경 아파트의 기능적 측면만이 아니라 주변 환경, 접근성 및 주거이미지를 고려한 친환경 아파트의 개발은 자부심과 거주의향을 높일 수 있는 주거단지를 조성할 것이며, 친환경 아파트 전문 브랜드를 육성할 수 있는 정책적 지원이 이루어져야 할 것이다. 1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to analyze the impact of residential value on the residence residential pride and residence intention of environment-friendly apartment, to contribute to the creation of a residential environment through value proposition in the planning and design of environment-friendly apartments. (2) RESEARCH METHOD This study was conducted by survey the residents living in environment-friendly apartments in Seoul. The research method was quantitative research using self-written questionnaire, and data was analyzed by factor, reliability, descriptive statistics and regression analysis using the SPSS statistical program. (3) RESEARCH FINDINGS The results of the study are as follows. First, the residential quality, accessibility, and residential image were found to be important factors in improving the pride of the residents of the environment-friendly apartment. Second, the residential pride positively affected the residence intention of environment-friendly apartments. Third, all the factors of residential value positively affected the residence intention of environment-friendly apartments. 2. RESULTS In this study, residential value of environment-friendly apartments were classified into residential quality, accessibility, cost and image. In addition, this study found that the development of environment-friendly apartments considering the value of residents as well as the functional aspects should create a residential area that can raise pride and residence intention.
