택지개발지구 내 다가구주택의 주차환경 개선에 관한 연구

Abstract

빠르게 성장하는 사회로 인한 도시로 집중되는 인구의 과도화로 인한 여러 문제들이 떠오르고 있다. 시간을 거듭하며 여러 정책을 반복적으로 시행하였으나 문제해결에는 확실한 결과로 나타나지 못하고 있다. 특히 경기침체해소를 목적으로 했던 정책들이 의도와는 다른 수익목적에 큰 영향을 끼치기 되어 과도한 최대 건축현상을 보이고 이는 새로운 건축물의 형태와 환경을 이루고 그에 따른 문제점들이 이슈화 되고 있다. 근래에 들어서 나타나는 소규모 저층 주택의 과도한 확장형발코니 설계는 입주자들이 확장형발코니로 인한 서비스면적의 추가로 확장된 주거공간을 선호하게 되면서 건축업계에 유행이 아닌 필수가 되어 시행되어지고 있다. 주차산정에 제외되는 서비스면적으로 인한 주차관련 문제가 새로운 환경적 요인으로 작용하게 되어 거주자들의 주차확보가 어려워지는 환경이 조성되고 있다. 따라서 본 연구는 주로 택지개발지구 다가구주택의 주차문제를 다뤘으며, 개선에 대한 필요성과 주차환경에 긍정적인 효과를 줄 수 있다는 데에 의의를 가진다. 향후 신도시 개발 및 협소한 도심 속 저층주택지역의 주차문제해결을 위한 작은 도움이 되길 바라며, 지속적인 연구를 통한 더 나은 개선안 및 결과 도출을 기대한다.| Urban overpopulation caused by the rapid growth of society has led to various problems. Several policies have been implemented consistently over the years, there have been no substantial solutions that resolve the problems. Among he policies, those put in place with the aim of counteractive economic recession have greatly influenced other profiting purposes and caused an unintentional result of excessive architecture. This has created new building types and environments and was followed by carious problems. Recently, extended balcony designs have been incorporated excessively in small low-rise housing and become a default in the architecture industry as the residents prefer having extended living space by adding the service area. Sing service areas are now considered in the estimation of parking space, the phenomenon acts as new environmental factor that creates an environment where it is difficult for residents to secure enough parking space. Therefore, the significance of this study lies in examining the parking problem in housing land development districts and multi-family housing and demonstrating the need for improvement and possible positive impacts on the parking environment. In hope of contributing to the future new town development and resolving the parking problem in urban areas crowded with low-rise buildings, this is study is conducted to help further research draw better improvement plans and conclusions
