도시재생사업 준비단계에서의 주민만족도에 미친 영향 요인 비교ㆍ분석 연구 - 서울시 송정동ㆍ성내2동 희망지사업지를 대상으로

Abstract

본 연구는 도시재생사업 준비단계인 희망지사업에 대한 주민들의 만족도를 실증분석하여 지역간 비교를 통해 주민만족도를 증가시킬 수 있는 요인들을 도출하고 향후 희망지사업과 도시재생사업 추진시 지역특성에 따른 개선방안 등을 제시하는 것이 목적이다. 희망지사업 전체 만족도에 영향을 미친 공통적인 요인으로는 주민모임이 도출되었으며, 송정동은 주민홍보와 현장거점, 성내2동은 마을축제와 주민교육이 영향요인으로 도출되었다. 송정동과 같이 주민들간 개발사업에 대한 의견으로 갈등이 존재하고 도시재생사업의 가장 기초단계에 있는 지역은 주민홍보를 통해서 사업을 이해시키고 참여를 독려하는 과정이 우선시 되어야 하며, 주민이 모일 수 있는 공간을 중심으로 자발적인 커뮤니티가 형성될 수 있도록 사업을 추진해야 한다. 성내2동과 같이 기존에 공동체 활동이 있었던 지역에서는 주민들이 직접 참여하는 마을축제와 주민모임과 같은 실행사업을 우선시 하여야 하며 주민교육을 통해 주민역량강화가 될 수 있도록 추진되어야 한다. The purpose of this study is to demonstrate residents’ satisfaction with the Desired Area Project, to derive factors that can increase the level of resident’ satisfaction from cross-regional comparisons, and to suggest improvement measures based on the regional characteristics of the Desired Area Project and the Urban Regeneration Project in the future. Common factors that affected the overall satisfaction of the Desired Area Project were identified, the community gatherings. In Songjeong-dong the main factors were community promotion and site base, while in Seongnae2-dong the main influencing factors were the village festival and community education. In areas where conflicts exist due to different opinions among residents, such as Songjeong-dong, the process of understanding and encouraging participation should be prioritized. And, every project in the areas needs to be implemented in consideration of providing a community gathering opportunity. In areas where there have been previous community activities, such as Seongnae2-dong, the government should prioritize the implementation of resident-participating projects through which residents can be educated and promoted to enhance their competency for the projects.
