녹색건축 인증여부가 오피스 건물 공실률에 미치는 영향에 관한 연구

Abstract

친환경 건축은 건축 및 부동산 분야 시장 참여자들의 자본예산 결정을 혼란스럽게 한다. 이는 친환경 건축에 따르는 비용 증가분을 충분히 보상할 수 있는 이득에 관한 정보가 굉장히 적기 때문이다. 따라서 본 연구는 친환경 건축으로의 건축주 또는 투자자들의 유인을 발생시킬 정보를 제공하고자 녹색건축인증(G-SEED) 취득이 오피스 자산의 가치를 결정짓는 주요요인 중 하나인 공실률에 미치는 효과를 실증적으로 분석하였다. 분석자료로 서울시 소재 오피스 507개의 2017년 12월 임대차 조사 자료와 건축물 대장 등이 사용되었다. 공실률 모형 추정 시 누락변수로 인한 편향을 줄이기 위해 임대료를 설명변수로 포함하였고, 일치성을 가지는 추정량을 얻고자 임대료 변수의 내생성을 고려하여 도구변수를 활용한 2SLS 분석을 수행하였다. 분석결과 녹색건축 인증여부는 공실률에 유의한 음(-)의 영향을 미치는 것으로 나타났으며 그 크기는 해외 선행연구에서 밝히는 Energy Star 또는 LEED 인증효과와 유사한 크기인 약 8%p로 나타났다. Green Building confuses capital budget decisions for market participants in the construction and real estate sectors because there is little information about the benefit that compensate the additional costs associated with Green Building. So, this study empirically analyzes the impact of the Green Building certification(G-SEED) acquisition on vacancy rates, one of the main factors that determine the value of office assets to provide incentive for customers and investors to Green Buildings. As the analysis data, December 2017 office leasing data of 507 buildings located in Seoul are used. In order to reduce Omitted Variable Bias, the rent is included as the explanatory variable of the vacancy rate model estimation and the 2SLS analysis using the instrument variables is performed considering the endogenous of the rent variable to obtain the consistent estimator. The result show that Green Building certification has a negative(-) impact on vacancy rates of about 8%p, similar to Energy Star or LEED certification, which is found in previous studies.
