자산구조 변화에 따른 주거소비조정의 결정요인에 관한 연구

Abstract

본 연구에서는 자산구조 변화에 따른 주거소비조정 결정요인을 분석하였다. 우리나라의 고령인구가 많아짐에 따라 이들의 자산구조 및 주거선택에 대한 연구가 중요하다. 먼저 가구의 소득계층별 자산구조 변화를 분석하였고, 주거형태가 자가에서 자가, 차가에서 차가로 주거이동 후 동일한 주거형태로 이동한 가구를 대상으로 하여 자산비중에 따라 주거소비조정에 어떠한 영향을 미치는지 분석한다. 또한 자산비중에 따라 가구주 연령이 55세 이상인 고령인구의 주거소비조정 패턴을 확인하는데 중점을 둔다. 연구에 사용된 분석 방법으로 2009~2015년의 한국노동패널 7개년 자료를 활용하여 로짓 분석을 시행하였다. 분석결과 소득분위가 높아질수록 금융자산 비율이 증가하는 것을 확인하였고, 금융자산 비율에 따라 자가 거주자와 차가 거주자의 주거이동 후 주거소비조정의 효과가 상이한 것으로 나타났다. 주거형태별 자산의 비중이 주거이동 후 주거형태 선택에 있어 중요한 변수로 작용하는 것을 확인하였다. 이를 통해 고령가구의 소득 및 생활비 보전 그리고 주거안정을 위해 자산 포트폴리오 계획에 있어 금융자산의 비중이 증가하여야 하는 필요성이 있음을 알 수 있었다.;1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to examine the housing consumption according to the asset structure of each household.

(2) RESEARCH METHOD Using the KLIPS data set from 2009 to 2017, we adopt panel analysis and logit regression as methodology to identify the structural change of individual household and also examine interrelationship between asset structural change and housing consumption. We further employ this method to rental housing market; Cheonsei market.

(3) RESEARCH FINDINGS We find that the higher income household shows higher proportion of financial asset compared to other income groups. Furthermore, it affects the housing consumption in consequence movement.

2. RESULTS The findings implies that the renters spent more financial asset to when they move into smaller housing unit. But home owners are spent their financial asset to move into larger housing unit. Thus we support that the liquidation of housing asset with regard to housing pension plan is critical to improve overall welfare of the seniors, both home owners and renters.
