Abstract
As housing deterioration has become a serious issue, the demand of building remodeling as one of the practicable solutions is growing. In order to support building remodeling project from design to construction, BIM (Building Information Modeling) technology is getting attention in these days. This paper aims to introduce BIM-enabled analysis approach for determining optimal design alternatives mainly in early phase of remodeling projects. For building remodeling various requirements such as residents’ characteristics and existing building and its regional conditions are needed to be considered. In this paper, housing building alternative models are generated on the basis of housing unit models for specific users. Among the various BIM-enabled applications for analyzing those alternatives, this paper focuses on 1) preliminary energy and daylight analysis, 2) space program review and 3) indoor circulation analysis based on specific scenarios. As one of the design supporting tools, BIM-enabled applications enable diverse design alternatives to be compared quantitatively in effective ways by use of rich building information. This paper also tests the applicability of suggested BIM-enabled analysis approach through an actual case of a remodeling project and represents that quantity-based analysis between design alternatives can be objective references to support design-decision making process.
