Abstract
Focusing on commuting behavior, this study tried to compare the new towns and ordinary housing land developments(OHLD) in Gyeonggi-do. There are many researches and studies on housing supply as well as commuting behavior in the area, but have mostly focused on the new town developments, not the smaller new developments. New town developments have been criticized for long commuting problems, infrastructure shortage and job-housing balance, etc. The smaller ones have rarely debated and discussed before. By Housing Land Development Special Act the government has supplied approximately 45% lands for the housing supply in the Seoul Metropolitan Area(SMA) since the late 1980s. The OHLD in the areal have covered over 50% of the supply. Nevertheless, it is rare to find the studies related to the small new developments and compare the new towns and the small ones. By researching the commuting behavior of the five new towns and the 106 OHLD, this study could find that the public transportation choice of the former is better than the small developments as well as the existing city. This study would provide the valuable knowledge about the proper house supply policy in the SMA and support to establish the growth management policy in the region.
