Abstract
Recently the government policy on supplying small size urban housing has led to a boom in small housing supply businesses. However, because the policy was designed to supply as many housing as possible over short period, the housing being supplied do not meet the demands of middle-age single household. Since the demands of middle-age single household may vary widely based on age, income, education level, job and marital status, it is necessary to change supplier oriented housing plan to house products that fulfill diverse characteristics of the demand. This study intends to provide differentiated housing floor plans for 1 or 2 persons household based on their life characteristics and economic class with a focus on middle-age single household. The research was based on data analysis. Housing type and life characteristics of middle-age single household were divided and further categorized into 4 groups in terms of life style and income. Various floor plans of small housing and its space structure were analyzed by using literatures and Internet resources with a focus on 10s pyeong (27㎡ and above ~ less than 63㎡) housing in which many urban middle-age singles in Seoul are residing. After the analysis, we further divided the analyzed results into one room studio, two room and duplex housing based on residential interior type. Then, three most typical housing examples were further classified into one room type S(S1,S2, S 3), two room types T (T1, T2, T3) and duplex type D(D1, D2, D3). The analyzed results were then categorized in terms of interior image and location, housing type, housing size, spatial arrangement, floor plan, resident information and spatial characteristics. In the future, it is hoped that the results obtained from this research will be grafted to space planning and become a motivation for providing floor plan of small housing for various middle-aged single resident.
