투자이론에 기초한 임대인의 보증금 비중 선택모형

Abstract

본 연구는 포트폴리오 이론에 기초하여 투자자로서의 임대인이 위험선호도의 차이에 따라 그리고 시장여건의 변화에 따라 보증금 비중을 어떻게 선택하는지를 이론적인 모형과 실증분석을 통해 분석하였다. 개발된 이론적인 행태모형은 현실에서 관측되는 넓은 스펙트럼의 임대계약형태(보증금 비중)가 위험선호도의 차이를 지닌 임대인들의 개별적인 선택의 집합적인 결과로 발생할 수 있음을 보여준다. 본 연구의 이론적 분석결과는 국내의 주요한 임대계약 형태인 전세 및 보증금 비중이 높은 보증부월세가 단순한 임대료라기보다는 매매시장의 상황에 크게 영향을 받는 복합적인 특성을 지닌 가격임을 보여준다. 최근 월세에 비해 전세가의 상승률이 높은 현상이 발생하는 것에 대하여 매매시장의 가격상승에 대한 기대치의 하락과 미래시장에 대한 불확실성의 증가가 영향요인으로 작용하고 있음을 밝히고 있다. 실증분석결과 가구주 연령이 높거나, 다가구주택 임대사업자 등 위험 선호도가 낮은 가구일수록 임대주택의 월세 비중을 높이는 것으로 나타났다. 또한 기대가격상승률이 낮을수록, 가격변동성이 높을수록 월세의 비중을 높이는 조정이 발생하는 것으로 나타났다.This paper develops a theoretical model for optimal choice of landlords on rental contract type. The developed theoretical model shows that landlords with strong risk aversion may prefer a lower deposit with a higher monthly rent whereas those with weak risk aversion prefer a higher deposit with a lower monthly rent. Also, sales market condition affects their choice on rental contract type. When expecting a higher price appreciation, landlords prefer Chonsei. Also, in the case of a higher price volatility, they prefer a lower deposit with a higher monthly rent. The empirical estimation results strongly support the theoretical arguments. Specifically, young landlords or the renters owning other rental houses prefer Chonsei, while old landloards or the homeowners renting some parts of their house prefer a higher monthly rent with a lower deposit. Interestingly, in the time period of high price appreciation and low price volatility, landlords choose Chonsei or a lower monthly rent with a higher deposit.
