주택가격변동에 따른 가구소득효과 분석

Abstract

선행연구에 따르면 주택가격과 거래량은 동조화현상을 나타낸다. 즉 주택가격이 상승 (하락)하면 거래량이 증가(감소)하고 거래량이 증가(감소)하면 다시 주택가격이 상승(하락)하는 현상을 보인다. 따라서, 주택가격이 하락하게 되면 이로 인해 거래량 감소가 나 타나게 되고, 이는 단기적으로 해당지역의 부동산관련 산업종사 가구의 소득에 영향을 주게 된다. 본 연구는 이러한 기제에 근거하여 주택가격변화가 가구소득에 미치는 효과를 분석하였다. 분석결과 소득증가율 및 로그소득모형 모두에서 실질주택가격의 변화가 실질가구소득의 변화에 정(+)의 방향으로 영향을 미치는 것으로 나타났고, 주택가격 10% 증가는 평균적으로 해당지역 가구소득을 2.0% 증가시키는 것으로 분석되었다. 또한 가구유형을 부동산서비스산업 종사가구와 기타가구로 세분하여 보면 부동산관련 업종 종사가구의 경우는 1.8%의 가구소득 증가가 추가발생하는 것으로 나타났다.본 연구의 결과를 볼 때 주택가격의 상승은 단기적으로 해당지역 가구소득을 증가시키는 효과를 발생시킨다고 판단할 수 있다. 또한 부동산관련산업 종사가구의 경우 기타산업 종사가구에 비해 그 효과가 크게 나타남을 알 수 있다.본 연구는 그동안 간과되어온 주택가격 변동의 소득효과를 실증적으로 확인했다는 점 에서 연구의 의의가 있다. The co-movement between housing price and housing transaction volume has been investigated by many other studies. The decrease in transaction volume resulting from the fall in housing price affects the income of household engaged in the related industries of the relevant region in the short term.This paper examines the effects of housing price appreciation and its resulting increase in transaction volume on the household income based on this market mechanism. Empirical result is that housing price appreciation has positive (+) effect on the household income, both the rate of income growth and the model of log income. Especially the result of estimation from the final model shows that 10% rise of housing price increases 2.0% rise of household income on average. And the household income increases 1.8% in case of the household engaged in the real estate industry, when the type of household is divided into two - one engaged in the real estate industry and the other engaged in the non-real estate industry.The result from this study shows that the rise of the housing price increases the rise of the household income in the short term. And the price effect on the income of household engaged in the real estate industry is higher than the other. Through this study, the effect of the housing price on the household income is empirically examined.
