Abstract
Seoul’s semi-industrial zone is one of the industrial zoning districts where various types of land-use are permitted. As a result, this area has become an axis of industrial activity. However, this zone faces challenges due to urban growth along with changes resulting from the transition from a labor-intensive industry to a value-added industry with subsequent locational conditions. Moreover, the area has recently suffered from weak competitiveness and regional decline. Despite these problems, clear policies have not yet been established and thus new urban problems have emerged that include residential environment degradation, lack of infrastructure, increased noise, and landscape dissonance. The main purpose of this study is to first determine diagnostic indicators of the semi-industrial zone and then to evaluate the circumstances of the case study area from various perspectives. The results of this study determined that some semi-industrial zones of the southwestern area continue to lag physically, environmentally, economically, and socially. Unlike previous research conducted, this study is particularly meaningful as it suggests the use of a diagnostic indicator of the semi-industrial zone from various perspectives, and provides concrete and practical approach methods for case analysis.
