- Abstract
- 1. CONTENTS|||| (1) RESEARCH OBJECTIVES|||| This paper analyzes the characteristics of residential circumstances and location of mixed-use house based upon development indicators(floor area ratio, building coverage ratio, household density, and the number of stories).|||| (2) RESEARCH METHOD|||| This study using t-test, chi-square test, and CHAID analysis. It also tries to identify the relationship between development density indicators and housing price using multiple regression model.|||| (3) RESEARCH FINDINGS|||| The strategies of housing supply policy are derived taking account of the fact that mixed use house is characterized by regional differences based upon significant development density indicators.|||| 2. RESULTS|||| The major findings include that Door area ratio is not significant as indicating development density in mixed-use house, but household density(4 household/100㎡) and the number of average stories(25 stories) are significant: the groups categorized by household density and the number of stories are dissimilar in terms of regional distribution: housing price determinants are appeared to be different on each group as complex access, the scale of complex, circumstances, deterioration of complex, and distance to subway show different significance and coefficient.
