This paper aims to present BIM(Building Information Modeling)-enabled evaluation of alternatives in early phase of design for building remodeling projects based on an actual apartment case in Yeongwol, South Korea. Massive supply of grand scale housing project has been conducted due to the increase of urban population followed by the growth of economy in Korea since 1970. Consequently, building remodeling became one of the practicable resolutions for renovating such old housings in these days. This paper aims to introduce a technical approach to building remodeling projects based on BIM-enabled applications focusing on quantitative analysis of design alternatives. Among the various technical issues of building remodeling projects, this paper deals with three fundamental issues to support design-decision making process. They are 1) spatial program review, 2) building circulation analysis and 3) preliminary energy analysis. As one the applications facilitated by using BIM, the derivation of quantitative data in automation and quantity-based comparisons between design alternatives can play an important role especially in early phase of remodeling projects. We generate BIM models from the blueprints of an actual apartment in Yeongwol, Korea and three fundamental analysis and comparisons are described in this paper to support the determination of the most optimal design alternative.
