청년세대의 근린환경 만족도가 주거이동계획에 미치는 영향 분석

Abstract

가구의 주거이동은 현재의 주거에 대한 불만족을 해결하기 위하여 현재보다 더 나 은 환경의 주거를 선택하여 이동하고자 하는 선택이며 (Moore,1972), 이는 개별 가구 가 가진 저마다의 주거가치관에 근거한 합리적인 선택의 과정이다. 그중에서도 청년세 대의 주거이동은 특히 중요성을 가진다. 청년은 모든 지역에서 필요로 하는 노동인구 이자, 가족생활주기의 여러 단계를 경험하며 다양한 주거욕구를 가지고, 타 연령대에 비해 주거이동의사도 높아 이들에 대한 심층적 연구가 필요한 실정이다. 본 연구는 거시적 관점에서 청년 가구의 특성 별 주거이동계획에 영향을 미치는 근 린환경 요소를 탐색하고자 한다. 이에 로지스틱 회귀분석방법을 활용하여 거주지역과 근로여부, 가족생활주기 상 위치 등 청년의 현재 사회경제적 상황을 고려한 세분화된 모델과 종속변수인 주거이동계획과의 영향관계를 분석하였다. 그 결과, 수도권은 비수 도권보다 다양한 근린환경 요소들을 고려하며 그 차이가 두드러지고, 같은 수도권에서 도 자녀 유무에 따라 다른 요인으로부터 영향을 받는다는 결론을 도출했다. 따라서 앞으로의 주거계획에 있어 청년을 대상으로 주거지를 개발하며, 특히 수도 권의 청년을 이주시키고자 한다면, 장기간 안정적으로 거주할 수 있도록 가족생활주기 에 적합한 다양한 주거유형을 공급하고, 거주자의 정주의식을 높이기 위하여 접근성, 입지, 쾌적성, 안전성 등을 고려한 근린환경의 조성이 중요함을 시사한다.|Households' housing movement is a choice to choose and move to a better environment than the present to resolve dissatisfaction with current housing (Moore, 1972), which is a reasonable process of choice based on individual households' own housing values. Among them, the housing movement of the young generation is particularly important. Young people are a labor force needed in all regions, and they need to study them in-depth due to various housing needs that arise due to changes in the composition of family members through various stages in the family life cycle. The purpose of this study is to explore the factors of the neighborhood environment that affect the housing movement plan by characteristics of young households from a macro perspective. Accordingly, the logistic regression analysis method was used to analyze the influence relationship between the subdivided model considering the current socioeconomic situation of young people, such as the residential area, work status, and the location of the family life cycle, and the residential movement plan, a dependent variable. As a result, it was concluded that the metropolitan area considers various neighborhood - 52 - environment factors than the non-metropolitan area, and that the difference is noticeable, and that the same metropolitan area is affected by other factors depending on the presence or absence of children. Therefore, it is important to create a neighborhood environment considering accessibility, location, comfort, and safety in order to provide various types of housing suitable for the family life cycle so that young people in the metropolitan area can live stably for a long time.
