유니버설 디자인 원리에 의한 실버타운의 단위평면 분석 및 고찰 -수도권 지역의 실버타운을 중심으로-

Abstract

현 시대는 고령자 인구의 증가와 더불어 여성의 사회 진출 등으로 인한 저 출산 문제로 인해, 고령자의 인구가 상대적으로 증가하는 ‘고령화 사회’를 맞이하게 된다. 결국, 이에 대비하기 위한 사회적 정책을 실시하게 되며, 실버타운의 형성배경으로 자리매김한다. 본 연구는 실버타운 대한 조사를 실시함과 동시에 노인생활의 기초가 되는 주거공간의 특징 및 개선점에 대한 고찰을 목적으로 한다. 국내 실버타운은 서울과 수도권 중심으로 형성되어 있다. 이에 대한 연구범위와 방법은 다음과 같다. 첫째, 수도권의 도심형 실버타운 형성배경과 사례에 관한 조사를 실시하며, 둘째 유니버설 디자인의 개념과 원리를 통한 연구모형을 제시한다. 셋째, 6개의 선별된 사례를 중심으로 주거단위평면의 분석을 실시한다. 넷째, 단위평면의 문제점과 개선점을 제안한다. 조사결과, 도심형 실버타운의 선두주자라 할 수 있는 ’서울-강서 시니어 타워‘와 ’노블레스‘의 34평형, 46평형대가 가장 높은 점수를 나타내었는데, 이는 공간의 연계, 입주자를 위한 생활 패턴, 여가, 서비스 공간 및 커뮤니티 형성을 위한 조화가 가장 뛰어난 것으로 판단된다. 그러나, 고령화시대를 넘어 초 고령화시대로 접어드는 현 시대에 적합한 주거형식은 기능과 케어이상의 감성충족을 만족 시킬 수 있어야 하며, 크게는 서비스 공간의 충족을 넘어선 ’한국형 감성노인 공간‘에 대한 새로운 방향이 제시되어야 할 것으로 전망된다.;The society will become to the 'Super-Aged -Society' is caused by the proportion of old aged population grows up and a decrease of birth. ‘Social Policy’ prepares against future social problem and then establish the facilities for old-aged people. It is called 'Silvertown'. The purpose of this study is to examine and prepare. It is based on analysis of characteristic mark of residential unit plan in Silver town. A basic theory of 'Silvertown' is to protect a privacy and provide the function as a shelter. ‘Silvertown Unit plan’ should be accomplished by a consideration with safety and convenience. But, existing facilities was based on the medical care and served as a recuperation. Therefore, 'Silvertown' which constructed in these days is the complicated community facilities as 'One-stop-living' and is established in the heart of metropolis. So, the range of study is restricted in capital area. Especially, an analysis of the 'Silvertown Unit plan' is the basic way of Residential. And, it is the most important thing to analyze a unit connection of living and dining room, kitchen, and Service space, from external to internal. First, research about sixth capital regional Silvertown. Second, suggest the model of an analysis which is based on the universal design. Third, try to analysis silvertown unit plan. Fourth, suggest the improvement which is focused on the Unit plan. As the result, 'Kangseo Silvertown' and 'Nobless' have a good marks is estimated by a study formation. But, they have a many things in common and they didn't get out of existing common residential formation. Now, the 'Silvertown unit plan' goes over the functional aim, intend to mix the emotion of 'Korean emotional aspect'.
