상권변화과정 분석을 통한 상권 재활성화 진단 연구

Abstract

본 연구는 과거 서울시 대표상업지역으로서 활성화되었던 지역 중 재활성화의 가능성이 언급되고 있는 지역으로서 압구정 로데오 상업지역의 변화과정을 알아보고자 한다. 이를 통해 장기적관점에서 상업지역의 재활성화 가능성을 진단하며 상권의 변화단계를 진단하는 요소들을 고려하여 상권 변화단계를 도출하고자 한다. 과거 시점부터 현대까지의 상권 변화단계를 지속적으로살펴봄으로써 상권의 전체적인 변화를 파악하며 이는 향후 상권재활성화 단계 도출 연구의 시작점의 연구로서 의미를 가질 수 있을 것으로 본다.

Commercial areas have been changing for a long time, and we need to examine the process of their transformation. However, most research being conducted is on a specific kind of change, like gentrification and decline. This study focuses on a different kind of change that has begun to emerge in commercial areas; it demonstrates the “commercial reactivation stage” in the Apgujeong Rodeo Commercial Area and derives the characteristics of the corresponding stage. Based on the licensing data of stores from 1990 to 2018, we selected a total of six variables to examine changes in the commercial area. Additionally, k-means cluster analysis was employed to cluster time-series of the change process. As a result, the process of change in the Apgujeong Rodeo Commercial Area was classified into five stages, the last of which can provide the possibility of reactivation. The measure of vitality was derived in this final stage, which was at the same level as the activation stage. Moreover, the number of stores increased in the area, exhibiting the possibility of reactivation. This study also highlighted the necessity of researching commercial areas longitudinally. Although this study is limited to just one commercial area, it demonstrates the possibility of a growth cycle and reactivation stage in other commercial areas in the future.
