dc.description.abstract강남지역과 강북지역의 건축된 신규아파트의 실거주자를 대상으로 주거가치인식과 재산가치인식이 주거만족도 미치는 영향이 어떤 부분이 있는지에 대해 이를 분석하고자 하였다. 선행연구의 강모택(2014),오수철(2016),정병호(2016),심재현(2010)에서 제시한 주거환경의 변수는 물리적, 사회적 측면과 주거지의 교통, 문화적 환경, 교육 환경등의 생활편의가 적응 될수록 주거만족도가 높다는 요인을 근거로 하여 1개의 주거만족도 변수설정으로 물리적 요인, 단지환경 요인, 교육요인, 접근성 요인, 사회적 요인, 경제적 요인의 6개요인을 추출하여 FGI를 통해 변수 구분 및 문항을 통폐합 하여 2개의 변수인 주거가치 및 재산가치와 6개 요인으로 도출하였다. 주거가치 변수중 주거품질가치 요인, 단지품질가치요인, 생활편의가치 요인, 커뮤니티가치 요인의 4개 요인으로 구분하고 재산가치 변수는 구입가치 요인, 처분가치 요인으로 변수를 분류하였다. AHP를 통한 조사를 토대로 주거가치인식 및 재산가치인식이 주거만족도에 미치는 영향요인이 무엇인지를 구조방정식 모형을 통해 실증분석하였다. 분석모형의 연구 결과는 변수간의 영향관계에서 주거가치 변수에는 첫째, 커뮤니티가치 요인이 주거만족에 가장 큰 영향을 미치는 것으로 보여진다. 이는 주민간 소통이 잘되고, 친교의 기회가 많은 우리 아파트라는 특정 자부심으로 이어져 고급화된 여러 커뮤니티 시설들의 구성으로 그 공간을 자주이용하게 됨에 따라 새로운 커뮤니티가 형성되는 것으로 보여진다. 둘째, 주거품질가치 요인이 영향을 미치는 것으로 분석되었는데 신축아파트의 주거품질 요소중 층간소음 해소, 내부 마감재 인테리어와 공간설계, 방범과 안전, 여유로운 주차공간 등의 요소들이 만족도에 영향을 주는 것으로 보여진다. 재산가치 변수에는 구입가치는 주거만족에 유의한 영향을 미치지 않는 것으로 보여지고, 처분가치가 큰 영향을 주는 것으로 분석되었다. 향후 신규아파트를 보유함으로써 처분할때의 가격상승의 기대가 높고, 또한 처분의 용이성이 원활하다고 분석된다. 따라서 주거만족도에 최대 영향을 주는 커뮤니티가 2021년 주거형태의 트랜드로 자리매김될 것을 시사하고 있다.|Since the construction of apartments in the housing market began, apartments have been in the spotlight among real estate as the most preferred type of housing in Korea and as a means of increasing property value. Although the physical form of apartments is the same, the perceived value perception of the location environment surrounding the apartments, housing value, and property value has also been formed differently as the housing quality of apartments has been raised due to changes in the government's various real estate policies. In the past, as apartments were supplied quantitatively due to the rapid growth period, housing demand was met through reconstruction of existing apartments with difficulty in supplying new housing sites, and the redevelopment of urban maintenance and development projects. New apartments are changing factors according to housing satisfaction of housing consumers as the number of families in Korea changes due to the social atmosphere, economic factors, and environmental factors due to the spread of housing supply. As of 2021, the new housing value perception and property value perception felt by new apartment residents with housing satisfaction are changing into a form of life that apartment residents can enjoy together as the trend between generations and the pandemic of COVID-19, which began in 2020. In addition, as the atmosphere of recognition as luxury spreads, it seems that the values enjoyed only in luxury villas are expanded in new apartments where they are reconstructed and redeveloped. Subsequently, this study attempted to analyze the effects of housing value perception and property value perception on housing satisfaction for actual residents of new apartments built in Gangnam and Gangbuk. Housing environment variables in previous studies were derived from six variables, including physical and social aspects and six variables, including housing value and property value, by extracting six factors, including physical, complex environmental, education, accessibility, and economic factors. Among the housing value variables, four factors were classified: housing quality value factor, complex quality value factor, convenience value factor, and community value factor, and property value variable was classified as purchase value factor and disposal value factor. Based on the survey through AHP, the factors influencing housing value recognition and property value recognition on housing satisfaction were empirically analyzed through a structural equation model. The research results of the analysis model show that firstly, the community value factor has the greatest influence on housing satisfaction in the relationship between variables. This leads to a specific pride of our apartment, which has good communication between residents and has many opportunities for friendship, and it seems that a new community is formed as the space is frequently used as a composition of various luxurious community facilities. Secondly, it was analyzed that the factors of residential quality value affect satisfaction, such as resolving noise between floors, interior and space design of interior finishes, crime prevention and safety, and leisurely parking spaces in new apartments. In the property value variable, the purchase value did not appear to have a significant effect on housing satisfaction, and it was analyzed that the disposal value had a significant effect. It is analyzed that by owning a new apartment in the future, expectations for a price rise when disposing of it are high, and the ease of disposal is smooth. Therefore, it suggests that the community that has the greatest impact on housing satisfaction will become a trend in housing types in 2021. Finally, this study suggests that factors such as convenience of life and complex quality have already been established as basic elements in the form of housing, and that providing various programs for new community facilities and communities between residents has a great impact on residential satisfaction.-
