공공데이터를 활용한 주택가격 예측 : 혁신클러스터지역 중심으로

Abstract

특허는 산업혁명의 숨은 원동력으로써 4차 산업혁명에서는 하드파워 시대가 아닌 혁신적인 아이디어를 통해 혁신으로 연결하는 소프트 파워가 경쟁력의 원천이 될 것이므로, 기업의 혁신적인 아이디어가 산업적으로 적용되고, 일자리가 창출되어, 해당지역의 주택가격에 영향을 미칠것으로 본다. 본 연구는 4차산업혁명을 주도하기 위해선 지적재산권이 중요하다는 점에서 착안하여 특허출원건수을 중요변수로 하여 주거용 부동산을 대상으로 자주 분석되고 있는 주택 가격 지수를 이용한 주택 시장 예측에 있어, 4차 산업혁명의 핵심기술인 머신러닝분야중 지도학습모형인 랜덤포레스트와 서포트벡터머신을 이용하여 혁신도시를 중심으로 좀 더 세분화하여 주택가격 변동 모형을 구축하고, 적용가능성을 검토하였다. 분석결과 경기도 전체 시장에서는 특허출원건수의 중요도가 미미하였으나 기술중심의 기업이 많은 혁신도시에서는 좀 더 중요도에 영향을 미치는 것을 확인하였고, 기업이 경쟁력 강화를 위해 특허를 많이 보유하고, 안정적으로 유지될 때, 특허권 보유는 매출액과 일자리 증가로 나타나며, 사업체의 종사자수 증가는 주택가격에 많은 영향을 미치는 요인임을 알 수 있다.|Patents are the hidden driving force of the Industrial Revolution, and in the Fourth Industrial Revolution, not hard power but soft power that connects innovative ideas to innovation will become the source of competitiveness. Therefore, it is expected that innovatice ideas of companies will be applied industrially, create jobs and affect housing prices in that region. This study predicts the housing market by making the number of patent applications as an important variable, based on the fact that the intellectual property rights are important to lead the Fourth Industrial Revolution, and using the housing price index which is frequently analyzed for residental real estate. Also in predicting the housing market, this study builds the housing price variation model and reviews the applicability by subdividing around innovation cities with using random forest and support vector machine, which are supervised learning model in machine learning field which is the core technology of the Fourth Industrial Revolution. As a result of analysis, the importance of the number of patent applicants was insignificant in the entire Gyeonggi-do market, but it was influential in innovation cities which have many technology-oriented companies. Also, the analysis showed that the patent right ownership leads to an increase in sales and jobs when companies hold a lot of patents and keep steady, and the increase in the number of employees in businesses is a factor that has a great influence on housing prices
