Airbnb가 아파트가격에 미치는 영향에 관한 연구

Abstract

본 연구는 서울특별시 강남구와 마포구를 대상으로 숙박공유업체 Airbnb의 리스트 수에 따라 인근 아파트 가격에 어떠한 영향을 미치는지 분석하였다. 2014년 12월부터 2017년 7월까지 29,140개의 Airbnb 등록자료를 바탕으로 헤도닉 가격모형을 활용하여 아파트 가격과의 연관성에 대해 연구하였다. 연구결과 Airbnb의 증가는 인근지역 아파트 가격에 부정적인 영향을 미치며 이는 부산과 캘리포니아 사례처럼 소음, 쓰레기, 주차위반, 밤 늦은시간까지 파티 등 부정적인 어메니티 요소가 영향을 미친 것으로 판단된다. Airbnb가 국내에 서비스된지 많은 시간이 흘렀으나 국내 아파트 가격에 대한 연구는 미진한 실정이다. 특히 많은 연구들은 Airbnb의 증가가 단기임대료 또는 주택가격의 상승에 영향을 미쳤다는 연구가 주를 이뤘다면 본 연구는 경제의 성장과 함께 어메니티 선호(preference)에 따른 Airbnb와 주택가격 간 상관관계를 실증적으로 규명하였다. This study analyzed how the number of a shared accommodation, Airbnb, list affects the price of nearby apartments in Gangnam-gu and Mapo-gu in Seoul. Based on 29,140 Airbnb registration data from December 2014 to July 2017, hedonic price model was used to examine the association with the price of an apartment. Based on the result, increase of Airbnb has a negative effect on the price of apartments in the area, which seems to be caused by negative amenity elements including noise, waste, parking violation and late night party, as seen in Busan and California cases. Airbnb has been serviced in Korea for long, but no studies on the price of apartments in Korea have been conducted. In particular, whereas many foreign studies reported that the number of Airbnb increased the housing price and short-term rent, this study shows the opposite results that Airbnb affects negative impact on the price of apartment. This study also identified empirically that the preference for amenities can affect the housing price.
