보증부월세의 비선형성에 근거한 임대료 비교분석방법 : 뉴스테이 사례를 중심으로

Abstract

In the real estate market, there are contracts with various deposit amount and rent difference occurs because of MRVD shows non-linear tendency. Therefore, it is difficult to directly compare the rent level of the MRVD, and it is necessary to convert the MRVD to the same deposit amount in order to compare the rent level. At this time, analysts are required to select the representative deposit amount to be equally applied, and to judge the selection of the interval by the deposit amount. In this study, we show method of selecting the representative deposit amount and the interval according to the deposit amount for the evaluation of the rent level. As a result of analysis, it was confirmed that there was a difference in the rent level according to the interval of the deposit amount and New-stay is cheaper than the surrounding market price.
