도시공간구조 형태별 지가함수에 관한 연구

Abstract

도시공간구조의 단일도심모형은 CBD로부터 멀어질수록 지가가 지속적으로 하락하는 전형적인 튀넨모형과 일치한다. 그러나 이 모형은 정태모형으로서 도시성장과정을 적절히 설명할 수 없다는 한계를 안고 있어 도시공간구조를 분석함에 있어서 동태모형을 활용할 필요성이 대두된다. 대도시의 경우 도시공간구조는 지방정부의 도시개발정책으로 급격한 변화를 보이고 있다. 그 결과 지가함수도 도심으로부터 멀어질수록 지속적으로 감소하는 전통적인 패턴에서 벗어나 때로는 불연속구간을 갖기도 하고, 지가가 감소하다가 도시외곽의 산업지구에 근접하면서 오히려 상승하는 V자형을 보이기도 한다. 따라서 본 연구에서는 보다 현실적인 지가함수를 도출하기 위해 지방정부가 개입하는 도심재개발, 계획도시, 그리고 도시외곽개발에 따라 공간구조의 변화를 살펴보고 이에 따른 다양한 유형의 지가함수를 도출하고자 한다.

The monocentric model of urban structure which is mainly used in the urban study is equal to the traditional von Thumen model. The rent decreases continuously as the distance from the CBD increases. However, this model is a static model and can't explain properly the process of urban growth. The urban structure is rapidly changed by the policy of urban development. In the case of redeveloping the residential zone near the center of city into the industrial zone, the land-rent function in the first period is the same as one in the static model but the land-rent function in the second period has a line of discontinuity on the boundary between the industrial zone and the residential zone due to the conversion costs. If the local government builds a planned city, the land-rent function in both of two periods have lines of discontinuity due to the vacant land. In the other hand when the local government leads the suburban development, the urban structure tends to convert from a monocentric city to a multicentric city. In this case the land rent in the inner city gets lowering as the distance from the CBD increases but it gets growing as being close to the industrial zone in the suburban area where is newly developed in the second period. The land-rent function shows V type and this type of urban development seems to shape the urban structure which is able to represent actually a large city's rent function.
