Abstract
본 논문은 우리나라의 오랜 전통문화이며 인문학인 풍수지리를 현대의 부동산 입지 선정에 어느 정도 활용하고 또한 적용할 수 있는지의 가능 여부를 모색하는데 목적이 있다. 과거에 선조들은 풍수지리를 도읍지 선정에서 건물배치나 묘지에 이르기 까지 다양하게 활용하여 온 것이 사실이다. 허나 현대에 뚜렸한 근거나 자료를 제시할 수 없는 것은 과학적인 자료가 미흡한데 원인이 있다 하겠다. 우리는 오늘날 풍수지리의 생활 속에 살면서도 풍수를 느끼지 못하는 불감증을 갖고 있다. 이것은 아마도 오랜 역사를 풍수지리와 함께 생활화 한데서 그 원인을 찾을 수 있을 것이다. 자생풍수를 보면 태초에 풍수지리는 고인돌에서 시작하였다. 이후 삼국시대에는 백제의 온조왕과, 고구려의 유리왕이 도읍지 선정에 활용하고 신라 탈해왕은 거처를 선정했다. 이후 고려때는 더욱더 왕성하게 발전여 지리생, 지리박사의 관직을 두어 풍수지리를 연구하고 계승 발전 시켰다. 조선시대에는 태조 이성계가 한양으로 수도를 천도할시 풍수지리는 막강한 위력을 발휘하며 민중 속에 깊이 파고들었다. 한때 양택(주거) 풍수보다는 음택(묘지)풍수가 발달하고 전파되어 혹세무민 하는 경우도 당대에 있었다. 근대에 들어 일제강점기에는 풍수지리는 처참하게 짖밟혀 그 명맥을 잇기 어려워졌고, 이후 풍수를 일본학자가 쓴 책을 보고 연구하는 기막힌 일이 생겨나기도 했다. 현대는 국토의 개발로 풍수지리 이론이 제대로 적용되기는 어렵다. 양기풍수(도읍지)을 제외하곤 양택풍수(주거지),음택풍수(묘지)등은 풍수이론 적용에 반할 수밖에 없는 것이 현실이다. 단지 짜여진 틀 안에서 최소한의 풍수이론을 적용하고 현실에 맞게 적응 시켜야한다. 동양에서 전파된 풍수지리 이론이 서양에서는 적절히 현실에 맞게 잘 활용되고 있다. 풍수의 3대 이론에는 걸맞지 않게 숫자의 개념과 색감의 조화에도 적극 활용하고 있다. 무릇 풍수지리는 “바람을 갈무리하고 물을 이용하는데 있다” 생기는 바람을 만나면 흩어지고 물을 만나면 멈춘다. 지금의 자연환경적 친환경 개발과도 아마 상통하는 바가 클 것이다. 부동산 입지선정과 개발 등에 풍수지리가 적극 활용된다면 자연환경 파괴를 최소화 하고 인간과, 도시와, 자연이 함께 어우르는 상생공존이 될 것이다. 풍수지리에서 논의하는 중요한 이론 중에 하나인 배산임수가 있다. 이는 산을 등지고 앞에 물을 두라는 뜻인데 현실적으로 토지의 효율적 목적 이용상 이 같은 이론은 10중 9는 불가능하다. 땅이 생긴 형태가 다르기 때문에 배치 기준도 다르고, 고가의 토지를 저밀도로 개발하기에는 현실적으로 어려움이 있다. 따라서 본 연구는 무조건적인 풍수지리의 맹신은 결코 아니다. 개발의 현실에서 토지가 자유롭지 못하다면 이왕이면 풍수지리를 활용하고 적용하여 생태보전적인 친환경 개발을 도모하고자 하는 것이다. 풍수지리는 과학은 아니다. 단지 우리 조상의 전통 학문일 뿐이다. 이를 현실에 맞게 계승하는 시대적 변화가 요구된다 하겠다.; Fung Shi is a long-honored traditional culture as well as a humanity science. The purpose of this study was to explore the possibility of applying Fung Shi to selection of the real estate locations. In the past, our ancestors applied Fung Shi diversely to selection of the site for the capital as well as for buildings and tombs. Nevertheless, it is because of its lack of the scientific data that it has been argued that the Fung Shi is ungrounded. Today, we are not aware of Fung Shi although we live a life of Fung Shi, probably because Fung Shi has been internalized in our life through its long history. Upon reviewing Jansaeng Fung Shi, we can find that Fung Shi originated from dolmens. At the beginning of Three Kingdoms, King Onjo of Baekje and King Yuri of Goguryo applied Fung Shi to select the sites for their capitals, and King Talhae of Shilla used it to select the site for his house. During Koryo Kingdom, Fung Shi developed further; such official titles as Jirisaeng and Jiribaksa were appointed to inherit and develop Fung Shi theories. When the progenitor of Chosun dynasty or Lee Seong-gyue move the capital to Seoul, Fung Shi would be influential enough to affect commoners' life. Once, tomb Fung Shi was more prosperous than housing Fung Shi only to delude the world and deceive the people. During the Japanese colonial period, Fung Shi was oppressed too miserably to survive, and some theorists even studied Fung Shi in reference to the books written by Japanese scholars. Today, it is difficult to see Fung Shi theories applied well due to the macroscopic development of our national land. Housing or tomb sites betray Fung Shi theories; only Yanggi Fung Shi seems to be applied to selection of the capital site. So, we need to apply Fung Shi theories within the framework of our reality, while adapting them to our conditions appropriately. However, the Fung Shi imported from Asia is well applied in the West. Even the three theories of Fung Shi are being applied there to numeric concepts and color tone harmonies. Fung Shi theories may well be represented by the saying that "Wind should be tamed and water be used". Namely, the wind should be dispersed and the water be stopped. The theories may well be equated with today's campaign for the environmental-friendly development. If Fung Shi should be applied to selection and development of real estates, destruction of the natural environment would be minimized for symbiosis among men, cities and nature. One of the important Fung Shi is "Behind Hill and Before River". That is, a site is fortunate if it is behind a hill and before a river. However, it is almost impossible for us to develop such sites in view of land development efficiency. Since topographies are widely different, such a principle may not be applied in the real world. Moreover, high-priced land may not well be developed to meet such a principle requiring a low-density development. The study does not blindly argue that Fung Shi should be applied. If our development conditions cannot accommodate Fung Shi, we need to use it appropriately for an ecological and environmental-friendly development. Fung Shi is not a science but a traditional discipline honored for long. Merely, we need to make efforts to inherit it to meet our today's conditions of land development.
