재개발임대주택 유형별 주거만족도에 관한 연구

Abstract

산업화와 도시화로 수도권과 대도시권에 인구가 집중되고, 이농현상으로 도시인구의 증가되어 주택문제와, 일반적인 주택을 구입 할 경제적 여유가 없었던 많은 이주민들이 기존의 불량주거지역이나 국공유지에 무허가로 정착하는 등의 문제가 나타났다. 이러한 문제를 해결하기 위해 재개발사업이 실시되었는데, 재개발사업은 긍정적인 성과와 부정적인 문제를 야기 시켰다. 그 문제 중 하나가 재개발임대주택인데, 그 자체가 문제가 아니라 분양주택과 임대주택을 한 단지 내에 배치하면서 생기는 불합리한 계획과 상황들이 바로 그 문제이다. 이런 것들이 재개발임대주택 거주자들의 주거 만족도에 많은 영향을 미치고 있다. 이러한 문제점을 바탕으로 본 연구는 재개발주택들의 특징인, 임대주택과 분양주택이 혼합된 주거환경에 대해서 보다 정교한 주거만족도 측정 하고자 한다, 또 이를 바탕으로 재개발임대주택의 특성에 따른 유형별 주거만족도를 비교 분석하고, 또 유형의 부문별 요소들이 만족도에 어떤 영향을 미치는지 연구해보고자 한다. 그리고 마지막으로 유형별로 임대주택 혼합비율에 따른 주거만족도를 비교 분석 하고자 한다. 본 연구의 구체적인 진행방법은 다음과 같다. 첫째, 이론연구를 통해 주거만족도의 측정을 위한 연구의 모형을 제시하였고 그것을 토대로 설문조사를 실시하였다. 둘째, 전문가와 재개발임대주택 거주자를 대상으로 한 설문을 통해, 주거만족도를 구성하는 각 부문과 부문별 요소의 중요도를 조사하기 위하여 가중치를 측정하였다. 셋째, 재개발임대주택 거주자의 사회적 특성에 따른 주거만족도를 측정하였다. 넷째, 재개발임대주택의 주거 특성을 임대주택과 분양주택의 혼합배치 형태, 단지의 동선계획 형태 그리고 편의시설배치 형태로 유형을 나누고 유형별로 주거만족도의 차이를 비교 분석 하였다. 다섯째, 유형별로 임대주택과 분양주택의 혼합 비율에 따른 주거만족도의 차이에 대해서 비교 분석하고자 하였다.; As industrialization and urbanization progresses, population growth or centralization in the capital and major cities becomes eminent. Many farmers decide to leave their land and immigrate to cities. This phenomenon leads to issues such as lacking houses and illegal settlement in squattered Housing Area and state-/public-owned lands by those who cannot afford to buy houses. Redevelopment project was launched to address the issues and produced some positive and negative outcomes. An example of the negative outcomes would be the public lease apartments of housing redevelopment. While it is not the problem itself, many complaints arise from the irrational plans and situations which occur due to the mixed arrangement of apartments for installment sale and Public lease apartments within the same complex. These significantly affect the housing satisfaction of the residents of public leases apartments of housing redevelopment. On the basis of such issues, the study was carried out to survey the housing satisfaction of the residents of complexes with both apartments for installment sale and Public lease apartments, which are the key features of public lease apartments of housing redevelopment, more accurately and in greater detail. Furthermore, aided by the result, an analysis on housing satisfaction by housing type according to the characteristics of public lease apartments of housing redevelopment is performed and how each category of the analysis affects the housing satisfaction is closely studied. Lastly, housing satisfaction for different mixture ratio of Public lease apartments by type is compared and analyzed. The study was performed in the following procedure. First, a research model was suggested for the survey of housing satisfaction on the basis of the theoretical study, after which the questionnaire was made. Second, the weight was measured by the questionnaire answers from experts and the residents of public lease apartments of housing redevelopment to find out the significance level of each category and subcategory of housing satisfaction. Third, housing satisfaction of the residents according to their social status was surveyed. Fourth, housing types were categorized into and according to the following : type of mixed arrangement of apartments for installment sale and Public lease apartments, type of circulation planning and type of arrangement of facilities. The categories showed different readings for housing satisfaction, which were compared and analyzed. Fifth, the difference in housing satisfaction of each type according to the mixture ratio of apartments for installment sale and Public lease apartments was analyzed.
