미국 CM 社 분석을 통한 국내 CM 벤치마킹 전략

Abstract

현재 국내에서 발주된 공사 물량은 점차 줄어드는 추세에 따라 건설사들은 국내의 공사 수주의 치열한 경쟁에서 벗어나 이에 대한 대책 및 대안으로서 해외 시공 및 플랜트 공사에 대한 비중을 높이고 있는 실정이다. 그러나 최근 원자재 가격의 급등과 개발도상국의 저가 입찰에 따른 낙찰률 저하 및 채산성 악화로 인하여 장기적 관점에서의 또 다른 대안이 요구되는 시점이다. 선진국 건설회사의 경우 이미 그 대안으로서 Construction Management(CM)에 초점을 맞추어 설계 또는 시공 이외의 분야에서의 고부가가치 산업을 지속적으로 육성하고 있다. 국내 건설 및 CM 전문 회사들도 뒤쳐지지 않기 위하여 업계의 글로벌 입지 확보 및 향후 건설산업의 고부가가치 창출을 위한 CM 사업의 전략수립이 요구된다. 본 연구에서는 Engineering News Record(ENR)에서 발행한 미국 CM 업계 현황과, 조직 분석을 통하여 국내 건설업체가 CM 분야를 개발하고 활성화하기 위한 벤치마킹 전략을 모색하고, 나아가 국내 건설 업계가 나아가야할 방향을 제시하고자 한다.; Through the tendency of reduced amount of government order, nowadays, the domestic construction firms have been decided to focus on the oversea construction such as buildings and plants as an alternatives. However, due to rapid inflation phenomenon of construction materials and low bidding from the developing countries, now the firms suffering low payability. The other alternatives are required for overcome this situation as a long term aspect. In case of advanced countries, they are already look to the construction management(CM), developing high value industry besides design and build. Therefore, in order for the domestic construction firms and CM firms to enhance their global location and develop high value industry, the strategy of CM business is required. In this study, through the analyze Engineering New Record(ENR) data and organizations of U.S. firm, benchmarking strategy is established for developing and activating the CM fields, furthermore, suggest the way to go with domestic construction firms.
