친환경 공동주택 인증단지의 주거 만족도 영향요인 분석

Abstract

국내 주택시장은 타 업체와의 품질 차별화를 통해 업체의 이미지를 높이고, 소비자의 요구를 만족시켜 시장에서의 경쟁력을 강화하기 위해 최근 친환경 아파트 단지 개발에 초점을 맞추고 있다. 현재까지 많은 공동주택 단지들이 친환경 인증제도에 의한 시범인증이나 본인증을 획득하였지만, 실제로 인증단지의 거주자들이 어느 정도 만족하는지에 대해서는 알 수 없는 실정이다. 본 연구는 국내에서 가장 친환경적으로 건설되었다고 간주 할 수 있는 사례 수도권 친환경공동주택 최우수단지 4곳과 친환경 공동주택의 근거리에 위치하여 입지조건이 유사하고, 입주기간이 비슷하여 거주자의 특성과 사회·경제적 특성이 비교 가능한 단지 4곳을 비교하여 친환경 공동주택 인증단지의 주거만족도 영양인자를 규명하고자 연구를 진행하였다. 선행연구와 현재 시행중인 제도의 인증기준을 중심으로 거주자 설문조사를 통하여 주거만족도 평가지표를 선정하고, 이를 통해 거주자 주거 만족도 모형을 도출하였다. 국내 친환경 공동주택 최우수 단지와 비인증 단지에서 나타나는 주거만족도를 모형을 통해 도출된 결과는 다음과 같다. 첫째, 친환경 공동주택단지의 주거 만족도에 고려되어야할 중요 영향인자로는 도시·지역중심과 단지 중심과의 거리, 단지내 녹지공간의 비율, 친환경 공법, 단지 내 비오톱 조성 등으로 나타났다. 이는 날로 심각해지는 환경오염에 대한 우려와 함께 소득의 증가로 삶의 질에 대한 관심이 크게 증가하여 조금 더 쾌적한 환경에서 거주하고자 하는 욕구가 반영된 결과라 할 수 있다. 둘째, 쾌적한 환경 조성을 통한 주거환경의 질 향상과 관련된 계획요소에서 적용율이 높게 나타나는 반면 환경부하의 저감과 관련된 계획요소 적용율이 낮게 나타나고 있는데 이는 현재 시행중인 인증제도의 각 계획요소간의 적용편차가 큰 것을 알 수 있다.

마지막으로 친환경 공동주택에서 주거 만족도에 크게 영향을 미치는 변수의 종류와 미치는 영향력은 현재 시행중인 제도의 변수와는 다소 차이가 있는 것으로 나타났다. 현재 시행중인 친환경인증제도가 건축물의 용도나 성격, 대상 그리고 계획의 내용이나 과정의 고려보다는 환경 성능을 평가하기 위한 평가지표로서의 성향이 강하여 특정 계획분야나 특정계획요소만을 의도적으로 반영한 공동주택의 경우도 인증을 획득할 수 있다는 문제점을 비추고 있다.; Many business enterprises in domestic housing industry are focusing on the development of environment friendly apartment complex to strengthen the competitiveness by upgrading their company's image through differentiation of the qualities and satisfying the customer's needs. Many apartment complex have achieved model attestation or real attestation by green building certification system, but there wasn't enough studies on how much residents satisfy their certified complex. In this study, we want to clarify the factors of the level of resident's satisfaction in certified environment friendly complex by comparing the social and economical characteristics of resident. For this study, we choose and compare 4 environment friendly apartment complex considered to be built by the best environmental way in metropolitan area, and 4 other apartment complex which are also considered to be similar in terms of the condition of location and period of stay. We make the resident satisfaction model reflecting evaluation index of residential satisfaction and those evaluation index Is based on the survey of all residents, precedent studies and current certification standards. The results of the resident satisfaction between the best environment friendly apartment complex and other complex which is not certified as follows. First, the important factors which must be considered in resident satisfaction of apartment complex are the distance between the center of a city and the center of a complex, the ratio of green area, environment friendly methods of construction, and construction of biotope in complex. These are reflecting the residents' need for living in comfortable environment derived from increasing concerns about environment pollution and interests in the quality of living by rising incomes. Secondly, there is a high application rate of planning factors on improvement of quality of living by making comfortable environment. On the other hand, there is a low application rate of planning factors on decrease in environment load. This means there is much deviation between every planning factor in current certification system in operation. Lastly, we find out there is a somewhat difference between the types and influence of independent variables which affect the resident satisfaction of environment friendly apartment complex and the variables of current system in operation. Moreover, current certification system has a tendency to focus on the evaluation index to estimate the environmental performances rather than usage and characteristics of the building, and the subjects and procedures of plan. Because of this systematic problem, even the apartment complex which intentionally reflect typical field of plan and planning factors could get certified.
