Abstract
80년대를 기점으로 공동 주택의 대량 공급이 확대된 이후, 현 시점에서는 공동주택의 가구 수가 전체 가구 수의 반을 넘어서면서, 주거 문화의 선진화와 함께, 주택의 주거 가치에 대한 보편적 인식이 주거 환경의 쾌적성 중심으로 전환되고 있다. 도심지내 공동 주택 단지의 유형이 대형화되면서, 단지 내 세대별 일조시간 및 조망환경 등 주거 환경의 격차가 심화되어, 자연스럽게 그 격차에 따른 분양가 및 거래 가격의 차등화가 이루어지고 있다. 또한 삶의 질에 대한 관심이 증가하면서 환경 분쟁이 늘어나기 시작했고, 1996년 3월 29일 주택의 일조 피해 수인한도 판단 기준이 사법부에서 인용되면서, 일조권 및 조망권 침해에 따른 소송 감정이 지속적으로 증가하고 있으며, 국토해양부에서는 매년 공동주택 공시 가격에 대한 세대별 차등화를 실시하고 있다. 이와 같이 다양한 분야에서 일조 환경 및 조망 환경에 대한 수치적 분석 활용 수요가 증가하고 있는 시점에서, 기존 분석 모형보다 더욱 사실적이고 정밀한 방법으로 일조 환경 및 조망 환경을 계량화 할 수 있는 표준 분석 모형의 개발이 시급한 것으로 판단된다. 본 연구에서는 대형 공동주택단지에서 세대별로 발생하는 일조환경 및 조망환경에 대한 평가를 실제 현상과 동일한 수치로 도출하기 위하여, 유한요소해석법, 3차원 간섭체크 등 전산응용공학을 결합한 일조환경 및 조망환경 분석 모형을 개발하고, 모형 검증과 함께 사례를 분석하였다. 본 연구에서 개발된 모형을 통하여 향후 사법부 일조권 및 조망권 침해 감정, 정부 및 관련 기관에서의 주택 단지의 대량 평가(Mass Valuation), 도시정비사업 등 여러 분야에서 그 적용 효용성을 높일 수 있을 것으로 판단한다.|Following the mass development of multi-residential apartment complexes that took place in the 80’s, residential building complexes make up more than half of the entire residential buildings. Today, with advancement of general residential recognition, universal appreciation of dwelling value in residential building is turning toward pursuit of comfortable environment. As multi-residential apartment buildings in urban regions are built as large complexes, distinguishable gap in each housing environment such as daylight duration and right to a view is aggravated. Naturally, apartment list price and actual price variation followed. Moreover, with increased awareness in the quality of life, disputation on environment issues developed. Since building daylight and view invasion standard regulations took its effectiveness on March 29, 1996, lawsuit valuation for the invasion is continuously increasing. Each year, the ministry of land, transportation and maritime affairs practices differentiation on declared value of each housing within multi-residential apartment building complex in accordance with their invasion level. At such moment as this one, where quantifiable analysis for daylight and view environment demand continuously increases by various types of field, development of a standard analysis model with more realistic and accurate method for quantification seems urgent. In this research, daylight and view environment analysis model is developed while combining Finite Element Method, 3 Dimensional Interference Detection and Computer Aided Engineering for more precise daylight and view analysis in each housing as it would do in the real life.
