Abstract
최근 국내 주택시장은 경제성장에 따른 소득 및 소비 증가 등의 경제적 상황과 인구사회구조의 변화로 인해 기존 보다 다양한 수요를 필요로 하는 소비자들의 주거선택의사를 확인할 수 있다. 이러한 상황은 앞으로의 주택시장이 수요자의 요구를 고려해야 하며, 주거소비의 기본단위인 개별가구특성을 반영한 차별화된 주택정책을 수립할 수 있도록 기초자료를 제공해야 한다. 따라서 본 연구는 소형가구의 지역별 주택점유형태 선택요인의 차이를 도출하기 위해 수도권, 지방 5대 광역시, 기타 도 지역으로 구분하여 분석하고자 한다. 또한 세부 유형의 분석결과를 비교하여 지역적 차이에 따른 소형가구 주거선택에 대한 시사점을 제언하는데 목적이 있다. 소형가구의 가구 특성을 살펴보면, 연령은 지방 5대 광역시와 기타 도 지역에서 65세 이상이 자가를 선택할 확률이 높은 것으로 나타났다. 학력은 대졸 이상일 경우, 수도권과 지방 5대 광역시에서 자가를 선택확률이 높은 것으로 제시하였다. 경제적 특성을 살펴보면, 총소득은 높을수록 수도권과 기타 도 지역에서 자가를 선택할 확률이 감소하였고, 월세는 모든 지역에서 더 높은 것으로 나타났다. 총자산은 높을수록 모든 지역에서 자가를 선택할 확률이 증가하였다. 주거관리비는 높을수록 수도권과 지방 5대 광역시에서 월세를 선택할 확률이 높았다. 부채가 있는 경우, 모든 지역에 자가를 선택할 확률이 증가하였다. 주거 특성 및 인식을 살펴보면, 주택유형은 단독주택을 기준으로 아파트와 연립/다세대일 경우, 대도시 지역에서 자가를 선택할 확률이 높았으며, 기타 도 지역은 감소하였다. 주택규모는 모든 지역에서 소형일 경우, 자가를 선택할 확률이 감소하였다. 거주기간은 5년 이하일 경우, 자가를 선택할 확률이 모든 지역에서 감소하였다. 수도권 지역은 월세를 선택할 확률이 높았다. 주거이동계획이 있는 경우는 모든 지역에서 자가를 선택할 확률이 낮았으며, 기타 도 지역은 월세를 선택할 확률이 높았다. 주거지원 프로그램이 필요한 경우, 수도권과 기타 도 지역은 자가를 선택할 확률이 감소하였고, 내 집 마련 인식이 있는 경우, 모든 지역에서 자가를 선택할 확률이 높았으며, 수도권과 지방 5대 광역시는 전세를 기준으로 월세를 선택할 확률이 높았다. 주제어 : 소형가구, 주택점유형태, 지역, 주거선택, 주택시장|Recently, the domestic housing market showed intention about housing selection of consumers who various demands were needed by change of population and society and economic situations that income and consumption was increasing by economic growth. The situations must provide basic data establishing differentiated housing policy reflecting individual household characteristics that are fundamental unit of housing expend and will consider housing market where needs requirement of consumer in the future. Therefore, the purpose of research analyzes these regions that are dividing capital metropolitan, five local metropolitan, provincial regions for finding difference of determinant factors of housing tenure by region of small households. Also, it provides implication for housing selection of small households according to regional difference comparing the results of detailed types General characteristics of small households showed that the ages are more likely to choice probability of own. More than university in education indicates increasing own in capital metropolitan and five local metropolitan. Economic characteristics of small households showed that total asset is higher, more increases choice probability of own in all regions. But, monthly rent is more decreased than Jeonsei. Housing maintenance expense is higher, more increases choice probability of monthly rent in capital metropolitan and five local metropolitan, more increases choice probability of own of all regions. Housing characteristics and awareness showed that apartment and row and multiplex house are more likely to choice probability of own in metropolitan city, more decrease than single house in provincial regions. Housing scale showed that small house is more decrease choice probability of own than Jeonsei in all regions. The residence period showed below 5 years more decrease choice probability of own than Jeonsei in all regions. Housing moving plan showed that the housing moving more decrease choice probability of own in all regions, more increases choice probability of monthly rent than Jeonsei in provincial regions. Necessity of housing supporting program showed that is more decrease choice probability of own in capital metropolitan and provincial regions. Awareness of the owned house showed that is more likely to choice probability of own in all regions, more increase monthly rent in capital metropolitan and five local metropolitan.
