도시선형공원에서의 만족도 영향요인에 관한 거주자와 방문자의 차이 연구

Abstract

최근 기술 발달 및 노후화로 인한 폐선부지가 증가함에 따라 활용방안이 대두 되면서, 도심의 경우 도시재생의 일환으로서 부족한 생활권공원 확보를 위해 대부분 선형공원으로 조성하고 있다. 폐선부지를 활용한 도시선형공원의 경우, 다른 선형공원에 비해 상대적으로 건축물과 연접해 있기 때문에 주변에 미치는 영향이 큼에도 불구하고 주변지역에 대한 많은 고려가 이루어지지 않은 채, 성공사례를 따라한 무분별한 확장이 이루어지고 있다. 경의선숲길은 2012년 1단계구간 개방을 시작으로 2016년 5월, 마포구 연남동구간부터 용산구 원효로구간까지 전 구간 개방하였다. 그러나 공원 개방 후, 거주자와 방문자 간 소음 및 쓰레기 문제로 갈등이 빚어지면서 시는 이에 대한 대책 마련을 위해 캠페인, 쓰레기통 거치 등 공원 환경의 개선에 힘쓰고 있다. 이에 본 연구의 목적은 폐선부지를 활용하여 조성된 서울시 마포구 경의선숲길 연남동구간을 대상으로 공원 만족도 영향요인에 관한 거주자와 방문자의 차이를 비교 분석하고자 한다. 이를 위하여 선형공원의 특성 및 경의선숲길의 계획요소에 대해 파악하고, 변수를 선정하여 설문조사를 실시하였다. 구축된 자료를 바탕으로 집단 간 차이를 나타내는 변수를 도출하기 위해 독립표본 t-검정을 실시하고, 선형공원 만족도 영향요인을 거주자와 방문자 집단으로 나누어 비교 분석하고자 다중회귀분석을 실시하였다. 분석 결과 첫째, 거주자는 비교적 다양한 항목에서 유의미한 변수가 도출된 반면, 방문자는 경관성 항목의 수변공간, 오픈스페이스 면적과 커뮤니티 증진 항목의 건물 저층부 개방성, 활동의 다양성으로 2가지 항목에서만 유의변수가 도출되었다. 거주자는 경의선숲길이 일상생활 공간의 일부로 기능하여 공원 전체 만족도에 여러 측면이 영향을 미친 반면, 방문자는 여가생활 공간의 일부로 기능하여 일회성으로 이용하는 공간에 가까워 공원에 대한 요소 중 가장 인지하기 쉬운 항목인 경관성이 선형공원 전체 만족도에 가장 많은 영향을 미친 것으로 해석된다. 둘째, 거주자의 경우 커뮤니티 증진 항목의 건물 저층부 개방성이 선형공원 전체 만족도에 가장 많은 영향력을 주는 변수로 나타났다. 경의선숲길 공원조성 전략의 중점이었던 ‘주변지역과 연계하기’에 대한 만족도가 거주자 집단의 선형공원 만족도에 가장 많은 영향을 미쳤음이 증명 되었으며, 향후 연접지에 주거지역이 있을 경우 거주자 고려 요인으로 ‘주변지역과의 연계’를 우선적으로 고려되어야 할 요인임을 도출하였다. 셋째, 방문자의 경우 경관성 항목의 오픈스페이스 면적이 가장 많은 영향을 미친 변수로 나타났다. 방문자들의 이용행태를 살펴보았을 때, 주로 머무르는 공간인 오픈스페이스 면적에 대한 만족감이 높아 공원 전체 만족도에 정의 영향을 미친 결과라고 볼 수 있다. 오픈스페이스는 머무르게 하는 요소 중 하나이기 때문에 연접지가 주거지역인 경우보다는 상업·업무지역일 때 방문자 집단의 매력요소로 고려되어야 할 것이다. 넷째, 전체 모형에서 선형공원 만족도에 가장 많은 정의 영향을 미친 변수로 오픈스페이스 면적이 도출 되었으며, 건물 저층부 개방성은 전체, 거주자 집단, 방문자 집단 모두 유의미하게 나타났다. 두 개의 변수는 모두 선형공원 만족도에 정의 영향을 미치는 것으로 나타났으며, 향후 도시선형공원 조성 시 가장 우선적으로 고려되어야 할 것이다. 다섯째, 공원 갈등요소(소음수준 및 공원 관리상태)는 독립표본 t-검정에서는 집단 간 차이를 보였으나, 다중회귀분석 결과 실제 선형공원 전체 만족도에는 영향을 미치지 않은 것으로 나타났다. 경의선숲길은 공원 조성 후 ‘경의선숲길 협의체’가 서부공원녹지사업소와 함께 공원 관리를 위해 힘쓰고 있고, 주민 의견을 수렴하여 관리, 대처하고 있기 때문에 공원 갈등요소가 실제 선형공원 전체 만족도에는 영향을 미치지 않은 것으로 해석된다. 본 연구는 폐선부지를 활용한 도시선형공원이 증가함에 따라 도시선형공원의 개념 및 특성에 대해 고찰하고, 기 조성된 선형공원 사례를 분석하여 이용 집단에 따른 고려 요인을 도출 하였다는 점에서 그 의의가 있다.|The purpose of this study is to analyze the different influencing factors of satisfaction between residents and visitors on the Gyeongui-line forest park’s Yeonnam-dong section in Mapo-gu, Seoul. The characteristics of the urban linear park and the plan elements of the Gyeongui-line forest park were investigated and the variables were selected. Based on the data, the t-test was conducted to derive the variables representing the difference between the groups. Multiple regression analysis was performed to compare and to analyze the influencing factors of satisfaction on urban linear park between visitors and residents living near the park. The results were as follows: First, the residents were found to have significant variables in various aspects. However, visitors were found to have significant influence only on 'openness at the bottom of buildings', 'diversity of activities', 'waterfront space', 'open space'. Second, resident’s 'openness of the bottom of buildings' was the most influential variable for overall satisfaction of urban linear parks. Third, 'open space' was the most influential variable to visitors for overall satisfaction of urban linear parks. Fourth, the ‘open space’was derived as the variable that had the most positive effect on the linear park satisfaction in the whole model, and the ‘openness at the bottom of buildings' was significant in all model. the variable have a positive effect on linear park satisfaction for all and it should be considered as the top priority when designing or planning urban linear parks in the future. Fifth, the factors of conflict in the park(noise level and park management status) showed differently between the groups in t-test, but the effect of linear park satisfaction were not found at the Multiple Regression.
