dc.description.abstract본 연구에서는 임대시장의 패러다임이 다양한 보증부월세로 전환되고 있는 상황에서 정부의주거급여 사업이 실질적으로 어떤 특성을 지닌 가구에게 주거비 지원의 혜택이 돌아가야 하는지에 대하여 보증금 비중에 따른 계약형태와 실질적 주거비 부담에 미치는 가구특성의 영향 분석을 통해 정책적 시사점을 제시하고자 한다. 본 연구의 범위는 전국의 저소득 임차가구를 대상으로 설정하였으며, 분석 자료는 국토교통부에서실시한 2013년도 주거실태조사 결과를 이용하였다.주거실태조사는 일반조사와 정책적 수요에 따라 조사대상을 특정하여 실시하는 정책조사로 구분하는데, 2013년도에는 중위소득 50% 이하 저소득가구를 대상으로 한 정책조사로 실시하였다.The government has decided to support low-income housing expenses considering income, housing type and rent burden. However, housing benefit is not enough to reflect types of rent and rent burden of low-income households.This study was to examine the effects of low-income tenants characteristics on various types of rent, monthly rent burden to income and deposit burden to asset based on housing survey data and present policy implications.According to the results, it was found that types of rent were different by the household characteristics and characteristics with monthly rent burden and one with deposit burden were different.Based on it, housing benefit is not yet a demander-oriented housing welfare system but still supplier-oriented. Henceforth, it is hoped that this study will be followed up by future studies that overcome the limitations of this study for understanding low-income tenants residential condition. Then it could be helpful for housing benefit to become a better housing welfare system.en_US
