dc.description.abstract본 연구는 수도권을 대상으로 주택건설 착공시기의 영향요인을 분석하였다. 분석결과 거시환경 변수인 회사채를 비롯하여 주변지역 주택시장 상황을 나타내는 연간가격증감률과 미분양연간증감률이 인허가에서 착공까지 시간에 영향을 주는 것으로 나타났다. 또한 단지 특성을 비롯하여 지역별 차이, 주택의 유형 그리고 토지유형도 인허가에서 착공까지 시간에 영향을 주는 것으로 나타났다. 본 연구의 가장 큰 기여점은 공급시기에 대한 합리적인 예측의 가능성을 보여준다는 점에 있을 것으로 판단된다. 주택수요의 역할이 커지면서 주택공급도 정교해질 필요성이 있다. 본 연구의 결과는 민간 혹은 공공에서 주택공급 사업진행에 도움이 될 것으로 기대된다.This study examines influencing factors on the time gap between construction permission and start in the Seoul Metropolitan Area of Korea. The empirical results show that both macroeconomic and housing-market-specific conditions including market interest rate, the annual appreciation rate of housing price, and the annual changing rate of the number of unsold apartments are important factors to determine the delay time between housing permission and start. In addition, detailed project characteristics such as project size, project region, housing type, and land development type affect the delay time of construction start after construction permit. We are expecting that increase in housing demand will be limited in the near future due to the demographic changes like extremely low birth rate and rapid aging. These conditions require more cautious policy settings related to housing supply. The related policy decisions need to be determined based on the reliable information related to the future housing supply. Our efforts can be considered as a new and partial step to build a comprehensive estimation model of future housing completion schedule in the whole market.en_US
