신혼부부 가구의 주거만족도와 주거환경요인과의 구조적 관계 분석

Abstract

본 연구는 신혼부부를 연구의 대상으로 설정해 주거만족도에 영향을 미치는 주거환경요인을 분석하는데 연구의 목적이 있다. 연구방법은 구조방정식 모형을 활용하여 신혼부부 가구의 주거만족도와 주거환경요인이 어떠한 영향관계를 갖는지 분석하였다.분석결과 신혼부부의 주거만족도에 영향을 미치는 주요 요인은 경제적인 안정성과 부채특성인 것으로 나타났다. 이밖에 주택 내부 주거환경 만족도에는 근로특성과 주택특성 요인들이 별도로 영향을 미치는 것으로 나타났으며 소비특성 요인들은 주택 외부 주거환경 만족도에 긍정적인 영향을 미치는 것으로 분석되었다. 특히 주택 외부 주거환경 만족도는 내부 주거환경 만족도에 긍정적인 영향을 미치는 것으로 나타났다.분석 결과에 따른 시사점은 다음과 같다. 첫째, 신혼부부의 주거안정화를 위해서는 외부 주거환경이 양호한 곳에 주택을 신혼부부용 주택을 공급해 줄 필요가 있다. 둘째, 신혼부부 주거안정화를 위해 주거비부문에 대한 부채를 줄일 수 있도록 주거비용 최소화를 위한 저리 대출상품을 확대할 필요가 있다. 셋째, 저소득 신혼부부 가구에 대한 내부 주거수리비용 등의 지원정책이 고려될 필요가 있다. The purpose of this study is to analyze the housing environment factors that affect the satisfaction of the newlyweds. The research method analyzes the relationship between housing satisfaction and residential environment factors by utilizing the architectural equation models.The analysis showed that the main factors affecting marital satisfaction are economic stability and debt characteristics. Also, the factors influencing the work characteristics and housing characteristics were analyzed as factors affecting the satisfaction of the internal housing environment. Otherwise, the consumption factors of consumption were analyzed to have a positive impact on the satisfaction of external housing environments. In particular, the environmental satisfaction level of external dwellings has been shown to have a positive effect on the satisfaction level of internal residential environments.The implications of the analysis result are as follows : First, it is necessary to provide residential housing for the well-being of the newlyweds in order to stabilize their homes. Secondly, we need to expand our low-interest loans to minimize the need to minimize housing costs in order to stabilize our homes. Third, it is necessary to consider the support policy for internal fixing costs for low-income couples.
