AHP분석을 이용한 친환경건축물 공동주택 인증기준의 우선순위 분석

Abstract

본 연구는 친환경인증 아파트 인증평가 기준 및 평가항목에 대해 델파이 분석을 통해 도출된 요인을 바탕으로 AHP 분석을 수행함으로써 쌍대비교분석을 통해 각 요인 별 중요도 및 우선순위를 도출하는 것을 목적으로 하였다. 엘파이분석 요인을 도출하기 위하여 건축 관련 전문가를 대상으로 심층면접을 실시하였으며, 도출된 델파이분석 요인들의 소속별 우선순위 및 중요도를 측정하기 위해 설문지 조사를 통해 AHP분석을 수행하였다. 델파이분석 및 AHP분석을 통해 나타난 주요 분석결과는 다음과 같다. 첫째, 친환경인증 아파트 인증평가 각 요소별 최종 중요도는 에너지, 생태환경, 재료 및 자원, 실내환경, 수자원, 환경오염방지, 토지이용, 교통, 유지관리 요소 순으로 나타났다. 이 가운데, 친환경인증 아파트에 인증을 부여할 때, 가장 중요하게 평가해야 할 요인은 에너지 요인으로 나타났다. 둘째, 도출된 9개 요인의 각각의 평가항목 간 중요도 및 우선순위를 분석하였다. 토지이용 요인의 경우, 기존 대지의 생태학적 가치 평가항목이 1순위로 도출되었다. 교통 요인의 경우, 도시/지역중심과 단지중심 간의 거리 평가항목이 1순위로 도출되었다. 에너지 요인의 경우, 신 ․ 재생에너지 이용 평가항목이 1순위로 도출되었다. 재료 및 자원 요인의 경우, 생활용 가구재 사용 억제 대책의 타당성 평가항목이 1순위로 도출되었다. 수자원 요인의 경우, 우수부하 절감대책의 타당성 평가항목이 1순위로 도출되었다. 환경오염 방지 요인의 경우, 이산화탄소 배출저감 평가항목이 1순위로 도출되었다. 유지관리 요인의 경우, 환경을 고려한 현장관리계획의 합리성 평가항목이 1순위로 도출되었다. 생태환경 요인의 경우, 연계된 녹지축 조성 평가항목이 1순위로 도출되었다. 마지막으로, 실내환경 요인의 경우, 실내공기 오염물질 저방출 자재의 사용 평가항목이 1순위로 도출되었다. 본 연구는 최근 관심이 높아진 도심 내 친환경인증 아파트에 대하여 친환경 인증평가 요소 별 중요도와 우선순위를 평가하고, 나아가 각 요소별 평가항목에 대한 중요도 및 우선순위를 관련 전문가들을 대상으로 도출하였다는데 의의가 있다.; The objective is to draw importance and priority for a certification criteria of environment-friendly apartment by utilizing delphi method and AHP analysis. For this, this study derives the importance of 9 certification criteria factors by pair-wise comparison with the duality by applying the AHP analytical approach based on the factors derived from the delphi method. To derive the factors, the In-depth interview was conducted with architecture-related professionals. Then, a questionnaire was performed to measure the belonging priority and importance of the factors derived from the analysis. The main results from delphi method and AHP analysis are as follows. First, the result shows that the final important factors for certification criteria are energy, eco-environment, materials & resource, indoor environment, water resource, environmental pollution prevention, land utilization, transportation, and maintenance. And also it was found that the energy factor is the most important factor among them for the environment-friendly apartment certification criteria. Second, the importance and priority of the each evaluation item of 9 factors were analyzed. it was revealed that the ecological value is the first priority for land utilization factor, the distance between city/downtown and apartment location is the first priority for transportation factor, the utilization of new renewable energy is the first priority for energy factor, the validity of the prohibition plan of life furniture utilization is the first priority for materials & resource factor, the validity of the mitigation plan of rain water load is the first priority for water resource factor, CO2 release mitigation is the first priority for environmental pollution prevention factor, the reasonability of field management plan considering the environment is the first priority for maintenance factor, the linked greenbelt construction is the first priority for eco-environment factor, and the utilization of low indoor pollution release material is the first priority for indoor environment. This study is valuable in the point of that the importance and priority for a certification criteria of environment-friendly apartment is drawn by architecture-related professionals.
