Abstract
After 2000, the environment is having more and more influence on the price of each household in apartment sites. Valuation on most apartment sites is considered the basic environmental variables such as the possible duration of sunshine, the ratio of the amount of visible sky to the entire sky. Each apartment site is different in geographical characteristics. In some cases, it should be considered the special landscapes like Han River. For these reasons, this paper suggests that special landscapes like Han River should be considered as the most influential elements out of additional environmental variables regarding the geographical characteristics. This paper analyzed how much influence the scale of special landscapes has on the price of each household in a large-scale apartment sites, based on the three-dimensional Geometric Information System & Computer Aided Engineering for analyzing the sunshine simulation and the viewing simulation. It focused on Jamsil-Risenz, apartment site which were built after 2006, located on Songpa-Gu in Seoul. Taking all of the above into account, this paper is considered to be a great help for the appraisal of real estate and mass valuation later on.
