관리자와 거주자의 인식 비교를 통한 공동주택 유지관리 항목 도출에 관한 연구

Abstract

Shon(2009)에 의하면 1970년대 이후의 급속한 경제성장에 따른 인구와 산업의 도시집중 현상은 도시의 주택난을 유발하였고, 이를 해결하고자 정부에서는 주택의 대량공급이 가능한 공동주택의 건설에 주력하여왔다. 그러나 In(2005)에 의하면 주택의 공급에만 치중하다 보니 사후관리 측면이 부실하여 20년도 안된 공동주택이 물리적으로 조기 노후화 또는 불량화 되어 내구성, 기능성, 안정성 등이 저하되고 있다. 또한 Ji(2010)은 우리나라의 공동주택은 걸선 후 20~30년 정도의 수명으로 조기에 전면철거 재건축함으로써 자원 및 건설에너지 낭비와 폐기물의 재활용 미흡, 환경의 파괴와 오염 등의 문제점이 노출되었다. 따라서 주택보급률 100%를 앞두고 있는 현시점에서 공동주택을 유지관리하려는 노력이 필요하다. 공동주택은 각종 시설물 및 공유공간을 공동으로 사용하므로시간의 흐름에 따른 필수적인 노후에 대응하여 물리적 환경을 유지하기 위한 공동주택 관리가 필요하다. 그러나공동주택은 국가시설물과 달리 대부분 민간 소유이기 때문에 법적인 강제로만 유지관리를 시행토록 하는 것은 바람직하지 못하다. 즉, 소유자 혹은 거주자들이 직접 유지관리에 참여할 수 있는 대안이 필요하다.이에 본 연구에서는 관리자와 거주자의 인식 차이를 통해 거주자가 필요성을 느끼는 항목을 조사하여 공동주택을 지속적으로 관리하기 위한 유지관리 항목을 도출하고자 한다. 이는 향후 거주자를 중심으로 한 공동주택 유지관리 매뉴얼 개발을 위한 기초 자료를 마련하는 데 목적이 있다. Professional management of multi-family housing to maintain physical environments was essential to cope with timeworn housings as the residents share various facilities and spaces therein altogether. Therefore, this research intended to collect the key aspects and items for efficient management of multi-family housing and such data and information was obtained partly by way of conducting survey of the residents therein. This research conducted survey 3 times questionnaire with the residents (n=30) living in multi-family housings and managers (n=30) of multi-family housings. 3 times surveys that consisted of 1 open end and 2 closed end was conducted to draw objectified results and experimental analysis was made at each stage to achieve the purpose of this study. And survey period to fill in a questionnaire was Aug. 17. 2012-Sep. 05. 2012. This research revealed that maintaining safety and healthy and high quality living environment is critical in the management of multi-family housing. Accordingly, proper management manual prepared complying with the requirements of the residents in the multi-family housing management.
