첨단산업단지 주변지역 아파트 전세 및 매매가격 결정요인 분석

Abstract

본 연구는 첨단산업단지가 주변지역과 지속가능한 발전을 이루도록 주변지역 아파트 전세 및 매매가격에 미치는 종합적 영향요인에 대해 실증적 분석을 진행하였다. 본 연구에서는 ‘첨단산업요인’ 뿐 아니라 기존 연구에서 부족했던 입지특성 중 다양한 주변 시설과의 거리를 GIS를 통해 종합적으로 구축하였다. 각 주택보유형태별 종합 결과를 보면 우선, 공통적으로 ‘노후도’, ‘브랜드’, ‘총세대수’가 중요한 결정요인으로 도출되었고, 안전시설의 ‘소방서’, 편의시설의 ‘주민센터’가 도출되었다. 차이점으로는 전세가격모형에서는 교통시설에서 ‘지하철’, 교육시설의 ‘대학교', ‘어린이집’, ‘초등학교’가 상업시설은 ‘할인마트’가 도출되었고, ‘첨단단지 내 1000대 기업’이 도출되었다. 반면 매매가격모형에서는 환경특성부문은 도출되지 않았고 삶의 질과 복지 및 생활에 관한 지표가 도출되었는데 ‘자전거도로 및 편의시설’, ‘여성복지’, ‘체육시설’ 등을 예를 들 수 있겠다. 향후 첨단산업단지 주변지역의 상생발전을 위한 배후 주거지 개발계획 시 주택보유유형의 수요에 따라 결정요인을 고려한 주택정책이 이루어져야 할 것으로 판단된다.The purpose of this paper is to suggest the improvement method to achieve the sustainable development effect between high-tech industrial complex and its surrounding areas. For this reason, this paper has conducted an empirical analysis to find out relevant comprehensive factors. It was considered that not only High-Tech Complex factor but also the distance of neighborhood infrastructure in GIS.
