아파트 가격에 영향을 미치는 요인의 시공간적 영향력 변화 연구: 서울시 25개 구를 대상으로

Abstract

본 연구는 아파트 가격에 영향을 미치는 요인이 수요자 중심으로 동태적으로 발전해 가고 있다는 것을 인식하고, 과거 10년간 이루어졌던 아파트가격에 영향을 미치는 영향요인을 분석하여 이에 대한 영향력을 시계열적인 흐름과 공간적 변화를 종합적으로 검토하였다. 기존 연구에서 유의하게 분석된 아파트 가격에 영향을 미치는 요인은 단지요인, 환경요인, 시설요인, 교육요인 등으로 분류되었으며, 이들 요인은 2003년에서 2013년까지 11개년 동안 검토해보았을 때, 그 영향력이 시공간적으로 변화하고 있는 패턴을 보여주었다. 이와 같은 연구의 분석 결과를 통하여 도출할 수 있는 시사점은 다음과 같다. 첫째, 아파트 가격에 미치는 영향요인은 지속적으로 변화하고 있다. 둘째, 영향력의 분포는 공간적 상관관계를 가지고 이동하고 있다. 특히, 변수의 영향력은 인접 지역으로 이동 혹은 확대되는 패턴을 볼 수 있다. 따라서 특정 지역이나 단지에서의 건축행위는 인접 지역에 공간적인 영향을 줄 수 있다. This study recognizes that the factors which influence the apartment price are dynamically advanced. Therefore, it analyzed the factors which influence the apartment price over the past 10 years. Then it comprehensively reviewed this influences focused on the time series and spatial variations. Factors significantly affecting on the apartment prices which were classified as significant variables in previous studies are such as complex factors, environmental factors, facilities factors, education factors and so on. When considering these factors over the last 11 years from 2003 to 2013, it shows the patterns in that influence had the Spatio-Temporal Changes. Based on the results of this study, the Implications are as in the following. First, the influence factors affecting on the apartment prices are constantly changing. Second, the distribution of influence is moving along with the spatial correlation. In particular, the influence of the variables has the patterns of moving or expanding to the surrounding area. Therefore, the construction work in certain areas or in complex could have spatial effect to the surrounding area.
