공동주택 건설에서 프로젝트 관리 실행이 하자 발생과 재무 성과에 미치는 영향

Abstract

In the domestic construction market, as the urban population has rapidly increased since the 1980s, the construction of apartment complexes has expanded, and quality and diversification are in progress. In addition, while the apartment market in Korea was supplier-centered in the past, it has recently become consumer-centered as consumers' quality requirements for apartments have increased. According to the ‘National Home Ownership Statistics’ released by the National Statistical Office in November 2022, out of the total 18,812,000 households, 11,949,000 households are apartments, which means that 64% of all households live in apartments. Recently, quality defects that occur during the construction of apartment complexes have emerged as a social issue. This leads to resource waste and economic loss, causing mental and physical damage to customers, and lower reliability and financial losses to construction companies, which can lead to sustainable management. Accordingly, there is an emerging need to analyze the impact of management performance on the occurrence of defects in the construction execution stage and the impact on the company's financial performance. Looking at previous studies related to defects in apartment complexes, most of them are studies on defect analysis, factors causing defects, and research on systems related to defect disputes, but the impact between project management and project performance, such as schedule management, cost management, and quality management, at the project execution stage. There were limitations to the study because there was not enough research data on relationships. Accordingly, the purpose of this study is to analyze the reduction of defects and their impact on financial performance according to project execution performance in the apartment construction stage, and to determine whether there are differences in project performance depending on the project manager's experience, project execution period, and project execution scale. I found out how to do it. For the empirical analysis of the study, statistical analysis was conducted using data collected from 130 actual projects. As a result of testing the research hypothesis, project schedule management, quality management, and human resource management productivity had a significant impact on reducing the occurrence of defects. Schedule management, and cost management had a significant impact on financial performance. In addition, it was confirmed that as the number of experiences of the project manager increases, the impact of quality management and human resource management productivity per person on reducing the occurrence of defects increases, and the impact of schedule management and human resource management productivity per person on financial performance increases. In addition, it was confirmed that the longer the implementation period of the project, the greater the impact of cost management and quality control on reducing the occurrence of defects, and the larger the implementation scale of the project, the greater the impact of schedule management and cost management on financial performance. In this way, prior research theories were confirmed by verifying the relationship between project management execution and project performance in apartment construction, and important management items in apartment construction were identified through analysis of the adjustment effect according to the characteristics of the project manager's number of experiences, performance period, and performance scale. was presented, and through this, the project was successful in the construction of apartment complexes, the occurrence of defects was reduced, customer satisfaction was secured, trust was secured, sustainable management was secured by improving brand value, and resource use was minimized by minimizing repair work to deal with defects. The aim was to present practical implications for establishing a sustainable management strategy for construction companies by preventing waste and improving project profits.|국내의 건설시장은 1980년대 이후 도시인구가 급증하면서 공동주택 건설이 확대되고 고품질화, 다양화가 진행되고 있는 실정이다. 또한, 우리나라는 공동주택 시장은 과거의 경우 공급자 중심으로 이루어진 반면, 최근에 들어 수요자들의 공동주택에 대한 품질 요구 수준이 상승하면서 수요자 중심으로 변화하고 있다. 통계청이 2022년 11월 밝힌 ‘국민 주택소유 통계’에 따르면 전체 거주 주택 18,812천 가구 중 11,949천 가구가 아파트 인 것으로 나타나 전체 가구의 64%가 아파트에 거주하고 있다. 최근 공동주택 건설 과정에서 발생하는 품질 하자가 사회적 문제로 대두되고 있으며, 이는 자원낭비 및 경제적 손실로 이어져 고객에게는 정신적, 육체적 피해를 초래하고, 건설업체는 신뢰성 저하 및 금전적 손실을 초래하여 지속 가능한 경영에 위협을 주고 있다. 이에 따라 건설 실행단계에서 관리 성과가 하자 발생에 미치는 영향을 분석하고 기업의 재무 성과에 미치는 영향을 분석할 필요성이 대두 되고 있다. 공동주택 하자와 관련된 선행연구를 살펴보면, 대부분 하자 분석, 하자발생요인 및 하자 분쟁 관련 제도연구 등에 관한 연구가 있으나, 프로젝트 수행단계에서 일정관리, 원가 관리, 품질관리 등 프로젝트 실행 성과와 목표 성과 간의 영향관계에 관해 연구한 자료는 충분하지 않아 연구의 한계점을 가지고 있었다. 이에 따라 본 연구의 목적은 공동주택 건설단계에서 프로젝트 실행 성과에 따른 하자 발생 감소와 재무 성과에 미치는 영향을 분석하고, 프로젝트 관리자의 경험, 프로젝트 수행 기간, 프로젝트 수행 규모에 따라 프로젝트 성과에 차이가 발생하는지를 알아보았다. 연구의 실증분석을 위해 실제 프로젝트 130개에서 수집된 데이터를 이용하여 통계분석을 실시하였으며, 연구 가설을 검정한 결과 프로젝트 일정관리, 품질관리, 인적자원관리 생산성은 하자 발생 감소에 유의미한 영향을 미쳤으며, 프로젝트 일정관리, 원가 관리는 재무 성과에 유의미한 영향을 미쳤다. 또한 프로젝트 관리자의 경험 횟수가 증가할수록 품질관리와 인적자원관리 인당생산성이 하자 발생 감소에 미치는 영향이 커지며, 일정관리와 인적자원관리 인당생산성은 재무 성과에 미치는 영향이 커지는 것을 확인하였다. 그리고 수행 기간이 긴 프로젝트일수록 원가 관리와 품질관리가 하자 발생 감소에 미치는 영향이 커지는 것을 확인하였으며, 수행 규모가 큰 프로젝트일수록 일정관리와 원가 관리가 재무 성과에 미치는 영향이 커지는 것을 확인하였다. 이와 같이 공동주택 건설에서 프로젝트 관리 성과와 프로젝트 목표 성과 간의 관계를 검증함으로써 선행연구 이론을 확인 하였으며, 프로젝트 관리자의 경험 횟수, 수행 기간, 수행 규모 특성에 따른 조절효과 분석을 통해 공동주택 건설에서 중요한 관리항목을 제시하였으며, 이를 통해 공동주택 건설에서 프로젝트 성공시키고 하자 발생을 저감시켜 고객을 만족 시키고 신뢰를 확보하여 브랜드 가치 향상에 따른 지속 가능 경영을 확보하고, 하자를 처리하기 위한 보수작업을 최소화 하여 자원의 낭비를 방지하여 프로젝트 이익을 향상 시켜 건설사의 지속가능 경영전략을 수립하는데 실무적인 시사점을 제시하고자 하였다.
