지하철 네트워크 확장효과가 아파트 전세가격에 미치는 영향 분석 - 부산 및 대구광역시를 중심으로 -

Abstract

그동안 지하철의 노선확장효과를 주로 지하철역까지의 최단거리 단축에 초점을 맞추어 분석한 기존 연구들과 달리, 본 연구에서는 지하철이 개통됨으로서 발생하는 편익을 목적지로까지의 총 시간단축으로 보고 지하철역 신설 후에도 지하철역까지의 최단거리에 변함이 없는 주택을 대상으로 지하철 노선신설을 통한 네트워크 확장효과를 분석하였다. 이를 위한 연구의 대상지는 기존 1호선과 2호선이 운행 중이던 부산광역시의 3호선과 기존 1호선이 운행 중이던 대구광역시의 2호선이며, 시계열 분석이 가능한 ‘수정반복매매모형’을 적용하였다.

2000년부터 2010년까지 지하철 접근성이 아파트 전세가격에 미치는 영향변화를 살펴본 분석 결과 기존 지하철역과의 거리가 변하지 않았음에도 불구하고, 새로운 노선연장은 아파트 전세가격을 상승시킴으로서 기존 지하철역의 접근성의 가치가 주는 효용을 증가시키고 있음을 확인할 수 있었다. 이러한 결과는 지하철 노선 신설에 대한 비용·편익 분석시 기존 노선 이용자의 측면에서 고려해야 할 효과에 대한 근거가 될 수 있을 것이다.;The expansion effect of the subway line, which was mainly studied in the past, has been focused on improving the accessibility to the starting point. However, in this study, the shortened time to the destination is also considered a convenience benefit caused by the subway’s opening. We examined the expansion effect of Line 3 in Busan, where Lines 1 and 2 are currently operational. We also examined the effect of the extension of Line 2 in Daegu City. The analytical methods were employed by applying the “repeat sales model” that can be analyzed by time series. We also examined the effect of subway accessibility on the rent price of apartments from 2000 to 2010.

The main results indicated that despite the unchanged distance from the existing subway, the utility of that station increased with the extension of the new route. The results of this empirical analysis can be used as a reference to determine the benefits and effects of establishing subway lines in terms of existing route users through cost analysis.
