건물의 공공성 관점에서 바라본 건물의 가로 활성화 계획

Abstract

본 연구는 건축물의 고층화 및 도심 내에 무분별한 개발로 인하여 도시조직들이 단절 되가는 현상이 가속화 되고 있다. 이에 대하여 많은 해결책들이 있는데 그중 건축물과 도시 관계에 중요한 역할 중 하나인 가로를 활성화 하는 것에 중점을 두고 접근을 하였다. 가로만 활성화를 시키는 것이 아니라 건물 내에 공공 공간을 통한 연계성, 접근성, 개방성을 확보하고자 한다. 또한 코로나19 사태를 계기로 빠르게 변화하고 있는 오피스 공간의 변화에 대응하고 새로운 오피스 공간을 제시하고자 한다. 대지 안 건물에 위 두 가지 요소의 주제를 적절하게 계획하여 건물의 공공성 관점에서 바라본 가로활성화와 뉴 노멀 시대를 대비하는 오피스 건물을 계획하고자 한다.

연구의 방향은 건물을 공공성 관점에서 바라보는 관점에 대하여 파악하고 가로활성화에 대한 요소들을 선행연구를 통하여 조사를 한다. 뉴노멀 시대의 의미와 오피스 공간에 대한 변화를 시대적으로 조사하고 새로운 시대와 앞으로의 오피스 공간 변화에 대한 예측을 통하여 새로운 오피스 타입에 대한 계획을 모색한다. 정부 또는 지방차체단체에서 제도적으로 뒷받침 받을 수 있는 정책을 통하여 실현가능성에 대한 근거를 제시하고자 한다.

이에 본 연구는 서울특별시 종로구 세종대로에 위치한 계획대지에 건축 화된 가로 공간과 공공시설을 연계하여 시민들에게 개방하고 공유오피스, 거점오피스를 통하여 가로 공간, 상업시설, 공공시설, 업무시설 모두 종합적으로 어우러져 도심지 활성화 역할을 기대하는 건축 설계 계획을 하였다. |In this study, urban organizations are being cut off due to the high-rise of buildings and indiscriminate development in the city center. There were many solutions to this, and among them, the approach was focused on revitalizing the street, one of the important roles in building and urban relations. It was not only intended to activate the street, but also to secure connectivity, accessibility, and openness through public spaces in the building. In addition, in the spread of the COVID-19 infection, we intended to respond to the rapidly evolving change in office space and presented a new office space. By properly planning the topics of the above two elements in the building on the site, we intended to plan an office building to revitalize the street and prepared for the New-Normal era from the perspective of the public nature of the building. The goal of the study was to understand the perspective of looking at the building from the perspective of publicity and to investigate the factors for street activation through previous studies. This study investigated the meaning of the New-Normal era and changed in office space in the times and sought plans for new office types through predictions of new times and future office space changes. It was intended to provide a basis for feasibility through policies that could be systematically supported by the government or local body organizations. Therefore, this study opened the street space and public facilities built on the planned site located on Sejong-daero, Jongno-gu, Seoul, and planned an architectural design plan that expected to play a role in revitalizing the city center by comprehensively combining street spaces, commercial facilities, and base offices.
