Abstract
도심 공동화 완화와 도시 내 주거기능의 활성화를 위하여 도입된 주상복합건축물은 근래에 들어 최고의 주거형태로 각광받고 있다. 고급화에 따른 개발비용 상승으로 현재의 주상복합건축물는 고소득층을 위한 주거 공간으로 인식되어지고 있다. 또한 주상복합건축물의 장점인 거주자을 위한 최첨단 보안체계가 지역 주민들에게는 일반인의 출입을 차단함으로서 단절감과 폐쇄성으로 나타나고 있으며 나아가 지역 공동체 의식을 저해하는 현상으로 나타나고 있다. 본 연구는 주상복합건축물의 원래 기능인 건축물 내 또는 단지 안에서 모든 생활을 가능하게 하는 기본 취지를 되살리면서 지역 주민들과의 활발한 커뮤니티를 통하여 지역 공동체를 향상시킬 수 있는 방안을 모색하고 한다. 이를 위하여 먼저 주상복합건축물 커뮤니티시설을 사례조사 하였으며 주상복합건축물 거주자을 대상으로 커뮤니티시설의 이용 현황 및 의식, 만족도, 커뮤니티시설을 지역주민과 공유하는 의식 등을 설문조사 하였고, 주상복합건축물 주변 지역주민들 즉 비거주자을 대상으로 주상복합건축물에 대한 생각, 주상복합건축물 커뮤니티시설의 개방시 이용여부 등을 설문조사하여 분석하였다. 본 연구결과을 요약하면 첫째, 주상복합건축물에 거주자는 커뮤니티시설을 통하여 주거에 애착과 자긍심을 가지며, 스트레스를 해소하며, 새로운 취미와 이웃과의 다양한 정보교류를 할 수 있는 것으로 나타났다. 이는 커뮤니티시설이 지역공동체 의식을 활성화하는 공간으로 의미를 가지는 것으로 파악된다. 둘째, 거주자들은 커뮤니티시설 이용의 결정 요소로 커뮤니티시설의 관리상태와 안전성을 가장 중요하게 생각하고 있다. 셋째. 거주자는 커뮤니티시설 중에서 수영장, 골프연습장, 헬스클럽, 사우나 등의 운동시설을 가장 많이 이용하며 만족도와 선호도 역시 가장 높은 것으로 파악되었다. 넷째, 거주자들은 단지 내 커뮤니티시설을 지역 주민에게 개방하는 것을 대부분 반대하고 있으며 그 이유로는 관리상의 문제와 전체 거주지의 질을 하락시킬 수 있다는 점을 꼽았다. 이는 거주자에게 주어질 편익이 감소하게 될 것을 우려하는 것으로 해석된다. 다섯째, 주상복합건축물 지역 주민 즉 비거주자는 주상복합건축물의 보안체계를 일반인 출입통제 등의 폐쇄성으로 생각하고 있으며 주상복합건축물 커뮤니티시설의 개방시 이용하지 않겠다는 응답이 가장 높게 조사되었다. 이용시 거주자와 같이 운동시설을 가장 높게 선호하고 있는 것으로 분석되었다. 본 연구 결과를 바탕으로 개선방향을 제시하면 첫째, 주상복합건축물의 커뮤니티시설 중에 거주자 및 비거주자에게 선호도가 높은 운동시설을 공유하는 방법으로 운동시설을 사용자 부담으로 관리하여 거주자에게는 관리비의 절감 효과와 지역 주민들과의 커뮤니티 시설을 공유함으로서 공동체 의식 향상을 도모 할 수 있다. 둘째, 현재 대부분의 주상복합건축물이 단지 내 출입구에서 일반인을 통제 하고 있으나 이러한 보안체계를 주거부 출입구로 이동하여 일반 집합주거에 비해 다양하고 차별화된 옥외공간 즉 공원 및 조경시설을 지역 주민에게 공유하는 방안이다. 이를 위해서는 거주자의 공동체에 대한 의식변화가 가장 중요하다고 할 수 있다. 셋째, 앞으로는 커뮤니티시설의 확충뿐만 아니라 커뮤니티시설 운영프로그램의 중요성을 인식하고 다양하고 주민 교류가 활성화 될 수 있는 방안의 개발이 요구되어 진다.; The residential/commercial complex buildings introduced to reduce the empty downtown areas at night and thus, activate the residential function of the downtown areas have been spotlighted as best residential type lately. As they become more and more luxurious with higher development cost, they are being recognized as residences for the rich. On the other hand, since their state-of-the-art security system keeps neighbors from gaining access to them, they look like being severed and closed from the community, even defaming the community spirit. The purpose of this study was to activate the community surrounding the residential/commercial complex buildings through their lively communications with their neighbors, while keeping their original functions or in-building or in-complex life. For this purpose, the researcher surveyed the community facilities for residential/commercial complex buildings and thereupon, conducted a questionnaire survey about their residents' uses and consciousness of community facilities, their satisfaction with the facilities and their sense of sharing the facilities with their neighbors as well as their neighbors' consciousness of the complex buildings and their intention of using the community facilities when they would be open to them. The results of this study can be summarized as follows; First, it was found that the residents of residential/commercial complex buildings would feel a sense of affection for and pride in their community facilities, being relieved of their stress, and would find new hobbies therein, exchanging diverse information with their neighbors. Such findings may suggest that the community facilities would serve to activate the community spirit. Second, the residents of residential/ commercial complex buildings thought that status and safety of their community facilities would be important factors determining their uses of the facilities. Third, the residents were using most frequently such community facilities as swimming pool, golf practicing course, health club, sauna and other sports facilities, while being most satisfied with them. Fourth, the residents were mostly opposing to the idea that their in-complex community facilities would be open to their neighbors, primarily because of maintenance problems and possibility of their life quality being worsened. Namely, they seemed to fear the possibility that their benefits would be reduced. Fifth, the neighbors felt that the security system of residential/commercial complex buildings would block their access to the buildings, and the majority of them answered that they would not use the community facilities in residential/commercial complex buildings even if they would be open to them. Some of them who wanted to use the facilities preferred the sports facilities most. Based on the above findings, the following suggestions were put forwards; First, it may well be necessary to open the community sports facilities to neighbors by having their costs shared between residents and neighbors to improve the community spirit. Second, the problem that most of the residential/commercial complex buildings are closed even at their entrances/exits need to be solved by controlling the access at the entrances/exits leading to the residential space, while sharing diversified and differentiated outdoor spaces or park and landscape facilities with neighbors. To do so, it is required of the residents of residential/ commercial complex buildings to be reaware of the community spirit. Third, not only the community facilities should be expanded but also their operation programs should be more diversified to activate exchanges between residents and neighbors.
