서울시 오피스 시장의 장래 수요 분석

Abstract

본 연구는 앞으로의 서울시 오피스 시장의 수요를 예측해 봄으로써, 향후 서울시 오피스 시장의 변화를 연구해본다. 특히 사무직 종사자의 증가율을 통해 서울시 오피스 빌딩의 수요를 알아보고, 서울시 전체 지역의 변화와 3대 권역이라 불리는 CBD(도심권역), YBD(여의도/마포권역), KBD(강남권역)의 변화를 바탕으로 비선형회귀 모형에 의한 분석을 통해서 서울시 오피스 빌딩의 공급을 예측해 본다. 1990년대 이후 정보기술이 비약적 발전하면서 정보화가 사회 전반에서 차지하는 비중이 크게 확대되었다. 그리하여 제조업 중심의 산업사회에서 정보기술 등 지식기반산업을 중심으로 한 경제구조로 전화되어 가고 있음을 나타내고 있다. 이 지식기반산업들은 오피스 공간에서 대부분의 작업이 이루어지는 업무들이며, 이러한 지식기반산업의 확대는 오피스에 대한 수요를 증대시키고 있으며, 점차 증가하는 오피스 수요에 맞추어 합리적인 오피스 공급에 대한 연구가 필요하다고 본다. 서울시는 지금까지 도심재개발사업이나 토지구획정리사업 등을 통하여 서울시 업무용 토지를 공급하고 현재의 도심과 부도심을 형성해 왔다. 그리고 향후 있을 대규모 미개발지에 대한 도시개발이나 뉴타운사업 등을 전개해 나갈 때 향후 있을 오피스공간의 합리적인 미래 수요와 공급 가능한 오피스공간의 합리적인 예측에 도움이 되고자 한다.; This study will predict a demand and change of Seoul office market. Especially, according to the rate of increase for office worker, how to change a demand of Seoul office market for CBD, YBD, KBD and the other area in Seoul. This demand of Seoul office market will be analyzed by Nonlinear Regression Model which are based on the supply of Seoul office building. Since the late in the 1990, the technology of information and communication have improved too much for our social economy. Due to the reason, the base of industrial structure change from the manufacturing industry to the knowledge industry with high technology. Mostly, the knowledge industry need to office area for processing to their business so that changing of the economy structure effect improving of office building in Seoul. Due to the reason, the study of demand and supply of Seoul Office Market need how to decide a plan for office market in Seoul. The Seoul office market have been improved by the kinds of regulations which are Central Redevelopment Regulation and Land Adjustment Regulation. And, the Metropolis of Seoul will be processing Urban Renewal for an undeveloped area and New Town Business. When the Business are starting in the future, the Metropolis of Seoul will be provided enough office building for the demand of Seoul office market.
