원가관리를 위한 공동주택 마감공사 업무 프로세스 분석 및 개선방안

Abstract

건설사업 초기단계는 전 사업단계에 미치는 영향력이 상대적으로 크며, 특히 분양가 자율화 이후 공동주택사업부문에서 발생하는 다양한 마감재 사용 및 고객요구의 다양화로 인하여 동일한 조건의 평면에서도 마감재 사양 변화에 의한 공사비 변동이 크게 발생하고 있을 뿐만 아니라, 공동주택 단위세대 내부의 마감공사비는 전체적으로 상향되는 추세에 있다. 이러한 경향 하에 건설프로젝트 계약 당사자(발주자, 설계자, 시공자; 이하 계약 당사자)간의 최종 목적물에 대한 마감사양의 의사결정시 중요한 단위척도인 비용은 이전의 접근방식으로는 관리하기 힘들며, 비용이 불분명한 채 진행되는 설계에 의해 발주자 또는 설계자 자신의 불안과 고민은 상당히 심각하게 되고, 강력한 원가계획만이 이러한 불안을 해방시킬 수 있다. 이러한 발주자, 설계자의 비용에 대한 불확실성(uncertainty)을 해결하기 위해, 정확한 비용 산출로 프로젝트 사업 분석의 정밀도를 높일 수 있는 시스템의 요구가 필요하다. 따라서 본 연구에서는 공동주택 단위세대 내부 마감공사를 대상으로 기존의 사업절차를 IDEFØ(ICAM; Integrated Computer Aided Manufacturing DEFinition)를 사용하여 각 단계별로 분석하였으며, 분석 결과를 통한 현행 프로세스에서의 문제점을 도출하였다. 도출된 문제점을 토대로 현행 프로세스의 개선방안 제시와, 이것을 뒷받침해 줄 수 있는 통합시스템의 필요성을 제시하였다.; The apartment housing in domestic construction industry has been had various and high-quality finishing material since the enforcement of price deregulation in 1998. Before the enforcement of price deregulation, the feasibility study of a housing project has not particular difficulties because uniform description of finishing work items were reflected and finishing work cost also was equalized. But, the recent distinction of finishing material based on the same floor plan brings about project cost variation, and many effects on construction management due to project cost increment. Accordingly, this paper suggests the improved plan of cost management to control the feasibility study result consistently during project life cycle through an analysis based on cost management phase due to cost blackout, appearing on the beginning time of project, cost gradation caused by high-quality finishing work item, and cost reduction due to the degradation of finishing material after analysis of current apartment construction process focused on finishing work using IDEF process analysis technique.
