도시재생을 위한 공동 임대 주거 커뮤니티 건축 구상

Abstract

주거 공동체는 공간적으로 일정한 장소를 공유하는 지역공동체에 가까운 속성을 기반으로 하는 동시에 우리나라 도시민의 삶을 반영할 수 있는 집합주거로서 그 구성인자인 단위 주호와 그 주호가 연합하여 만드는 공공공간에 대한 공적 영역과 사적 영역의 소통의 관계이기에 우리도시가 가진 제반의 성격에 주목하여 그 환경적 요소들을 새로이 수용함으로써, 현대인의 황폐한 삶을 회복시키고자 "과거 공공공간을 중심으로 공적영역과 사적영역의 위계를 설정하고 보행자 축이나 오픈 스페이스로 주거공동체를 결집하는 계획방식의 현대 도시 속 고층건물 사이의 공공공간은 그저 통과 공간이 되어 공공 공간의 죽음으로 전락해 버렸다."라는 기본 전제위에 계획되어 지며, 단말도시로서의 경계들을 재편, 화합하는 구조의 오나성형 도시조직체로 결합되는 집합주거 커뮤니티를 제안함을 목적으로 한다. 따라서 지금껏 한국의 집합주거에 반복적으로 지적되고 있는 문제점인 브랜드화, 획일화, 폐쇄화, 커뮤니티의 상실에 대한 지속 가능한 해결을 할 수 있는 집합주거 커뮤니티를 제시한다. 본 논문은 다음과 같이 구성되었다. 2장에서는 공동주거의 증가와 임대주거의 개념, 임대주거 현황과 문제점을 이론적으로 탐구하고, 3장에서 문제해결을 위해 제시한 주거 커뮤니티 구현을 위한 건축요소에 대해 고찰하였다. 4장은 대지의 선정과 거시적/미시적 분석을, 5장은 기본 프로그램과 면적의 규모 설정하고, 6장에서는 이를 표현하기 위한 Concept keyword를 이용하여 Design process가 발전해 나가는 과정을 정리하였으며, 7장에서 계획의 결과를 도출하였다.; According to National statistical office residential population total investigation 2007, 80% of Korean population lives in urbanized area 80% of Korean urban dwellers lives in A.P.T. This project suggest the perimeter rental housing complex would be an alternative type of housing for solving various problems which are beared on the existing high-rise, high-density housing in Korean cities. The Architectural design scheme was focused on the features and stories of apartment buildings and its relationships to other components. Other components can be roughly divided into four sectors which are environments, roads, arrangements of the main building and public facilities and commercial facilities inside the resident blocks. The result of the Architectural design scheme shows that the rental housing complex can be development mid-rise high-density residential building. But, these models mean prototype which are able to apply various design guide-lines and design methods. The objectives of this Architectural design scheme is to suggest the applicable perimeter rental housing complex models as a new type of sustainable urban housing renewal plan in Korean cities. The result of the Architectural design scheme shows that the rental housing complex can be development mid-rise high-density residential building. But, these models mean prototype which are able to apply various design guide-lines and design methods.
