하자보수보증금 기반의 하자예방 관리에 관한 연구

Abstract

최근 국내 주택건설에 있어서 공동주택이 차지하는 비율은 나날이 증가하고 있고, 건설업체는 점차 높아지는 건설 수요자의 기호에 따른 수준을 맞추기 위해 품질에 더욱 많은 신경을 쓰고 있다. 그러나 이러한 품질 향상의 노력에도 불구하고 반복적으로 발생되어지는 하자와 그에 따른 분쟁의 건수는 증가하고 있는 실정이다. 또한 건설시장의 성장?대형화에 따라 하자보수보증금의 규모도 해마다 커지고 있는 실정이다. 이는 아직도 하자의 체계적이고, 효율적인 관리가 이루어지지 않는다는 사실을 입증해 준다. 그러므로 본 연구에서는 공동주택에서 발생하는 하자를 프로젝트 초기단계인 설계단계와 후속단계인 시공단계에서 사전예방활동을 통하여 건설업체 관점에서 관리할 수 있는 하자보수보증금 기반의 하자예방 관리 프로세스를 제안하고자 한다. 하자보수보증금 즉, Cost는 하자발생이나 결과를 파악할 수 있는 하나의 단위 척도로 사용될 수 있다.; As the proportion of apartment housing in the domestic housing construction has grown recently, construction companies have focused on improving the quality of apartment housing in order to fit the rising needs of clients. However, in spite of these efforts of quality improvements, some defects have occurred repeatedly. The number of arguments following these failures is also increasing. According to growth of market construction the scale of a defect bond is growing larger and larger every year. This result indicates that defects have not been managed efficiently and systematically. This research presents the need for management of defect prevention by means of a defect bond. From the viewpoint of construction companies, the process of preventive actions is suggested in order to manage the defects both in design and construction stages of apartment housing project. Defect bond, namely cost, can be used as a measurement to find out an occurrence of a defect and estimate the effect of it.
