Abstract
2007년 이후 찾아온 금융위기로 우리나라뿐만 아니라 세계 각국의 경제상황이 급격히 나빠지게 되었다. 이로 인하여 국내 경제는 모든 부문에서 성장이 더뎌지게 되었는데, 부동산시장도 이러한 상황을 모면하지 못하였다. 부동산 중개업에 대한 관심과 역할이 커가는 가운데, 부동산 중개업은 이러한 경제상황과 더불어, 개방과 공인중개사의 합격자의 지속적인 증가로 인하여 경쟁이 더욱 심화되고 있다. 본 연구는 예비창업자 또는 기존업체 모두에게 부동산 중개업 시장에서 매출증대를 통해 성공을 이룰 수 있도록 사업 시작단계인 입지선정단계에서 입지선정을 잘 이끌어 낼 수 있도록 고려해야 할 요소들이 무엇인지를 제시하는 데 목적이 있다. 본 연구는 2012년 4월까지 서울시 성동구지역에 위치한 부동산 중개업소를 대상으로 자료를 조사하여, 이를 기준으로 매출액에 영향을 주는 입지선정요인이 무엇인지를 찾아내고자 하였다. 먼저, 일반이론, 선행연구 및 참고문헌 등을 바탕으로 부동산 중개업 입지선정 시 고려요인을 파악하여, 이 요인들과 매출과의 상관관계분석 및 회귀분석을 시행하였다. 그 결과, 성동구 부동산 중개업소 입지선정 시 중요요인으로는 중개 대상물 규모, 사무실 앞 시간당 통행 인구 수, 사무실 전면 인접 도로 폭, 지하철 및 버스 노선의 총 개수, 사무실 정면 폭 등이며, 매출에 영향력이 높은 순서는 중개대상물 규모 > 사무실 앞 시간당 통행인구 수 > 사무실 전면 인접도로 폭 > 지하철 및 버스 노선의 총 개수 > 사무실 정면 폭 순으로 나타났다. 각 성공 요인들이 매출에 영향을 미치는 정도는 단위당 20만원 ~50만원 사이인 것으로 나타났으며, 권리금은 입지선정 중요요인과 상관관계가 낮아, 좋은 입지에 대한 대표성이 없는 것으로 분석되었다. 이 연구를 바탕으로 다른 성공인자들과 결합하여 전체적인 성공 전략을 수립한다면, 심화되는 경쟁 속에서도 높은 매출을 올릴 수 있을 것으로 기대된다.|After the financial crisis in 2007, economic situation in all countries in the world as well as Korea have got worse rapidly. Due to this situation, Korean economy in all areas has been slow in growth and, even real estate market could not avoid this situation as well. With growing interests and roles on real estate brokerage, the competition in real estate brokerage market has deepened due to this economic situation, brokerage market open to US, and the continuously increased number passing the exam for official real estate. The aim of this study is to provide what the considering factors are, which leads to successful location selection for real estate office as a first step of business execution toward success through revenue increase, to all of potential players as well as existing real estate agencies. This study has been implemented to gather data of real estate agency offices operated until April, 2012 and located in Sungdong-Gu, Seoul. Based on the gathered data, this study has tried to find the successful factors in selecting location of real estate agency office, which affects revenue. First of all, all attempts were made to withdraw the considering factors in selecting location for real estate agency office through general theories, prior papers, and references. The analysis was addressed on correlation among the revenue and those factors through correlation analysis and regression analysis. As results, this study found that the volume of the target for brokerage, the number of pedestrians in front of the office per hour, the width of road in front of the office, the number of lines total about subways and buses, and the width of the office front side are the key successful factors in selecting locations. The orders in affecting the revenue are the volume of the target for brokerage > the number of pedestrians in front of the office per hour > the width of road in front of the office > the number of lines total about subways and buses > the width of the office front side. The amounts of the effects to the revenue by each factors are within the range of 200,000 KRW ~ 500,000 KRW. The key money was analyzed to have low possibility as a representative factor for good location of real estate agency office due to low correlation with key success factors in selecting location.
