교육환경이 아파트 가격에 미치는 영향

Abstract

본 연구의 주목적은 특정 지역의 아파트 가격 상승이 차별화된 교육환경에서 비롯되었다는 가설을 실증분석을 통해 검증하는 데 있다. 이를 위해 본 연구에서는 기존의 연구들과는 달리 설명변수로서 아파트 자체 특성을 나타내는 개별 특성변수와 권역별 특성을 나타내는 구별 특성변수를 사용하였다. 실증분석 결과 첫째, 아파트 평당 가격은 개별특성도 중요하지만 권역별 특성인 구별특성에 의한 설명력이 더 크게 나타나며, 둘째, 아파트 평당 가격 결정 변수에 사교육여건을 포함시킨 결과 특정구의 사교육 여건이 여타의 구보다 2배 정도 좋은 것으로 평가받을 때 특정구의 아파트 가격은 약 64% 높은 것으로 나타났다. 이러한 결과는 특정 지역의 아파트 가격 안정을 위해서는 투기수요를 억제하는 것도 중요하지만 장기적으로는 여타 지역의 교육여건을 개선해 나가는 것이 무엇보다 중요하다는 것을 시사한다. The purpose of this paper is to test empirically the hypothesis that housing price (price of apartment in this study) is positively related to educational environments. Differently from previous studies, this study takes account of various regional characteristics as well as individual housing(apartment) characteristics. It is shown that regional characteristics are more important than individual characteristics in determining apartment price. It is also shown that if a certain region (A) has twice as good as other regions(B) in educational environments, the average price of apartments in region A is 64% higher than that in region B. These results imply that the government should improve the educational environments of undervalued regions in order to curb speculative bubble in overvalued regions..
