주택임대차 시장에서의 전월세전환율과 전세가비율 결정구조

Abstract

과거 우리나라의 주택시장에는 초과수익이 존재하였고, 선행연구들도 초과수익이 존재한다는 가정 하에 임대차시장에 대한 분석을 실시하여 왔다. 하지만, 근래와 같이 주택시장이 침체된 상황에서는 초과수익을 전제로 한 분석은 현실을 설명하는데 한계가 있다. 이에 본 연구는 주택시장에 초과수익이 존재하는 경우와 초과수익이 존재하지 않는 경우를 구분하여 임대인 관점에서의 주택투자 및 임대차에 대한 균형 모델을 제시하였다. 또한 월세에 대한 위험을 고려하지 않는 모형과 함께 월세전환에 따른 위험까지를 감안한 모형을 제시하였다. 이러한 모형으로부터 전월세전환율과 전세가비율의 결정에 대한 이론적 가설을 설정하고 실증분석을 실시하였다. 분석결과 전월세전환율은 주택시장에 초과수익이 존재하지 않는 경우에만 시장이자 율에 영향을 받으며, 전세가비율은 초과수익의 존재 여부에 관계없이 기대 주택가격상승률에 음의 방향으로 영향을 받는 것으로 나타나 이론적 가설을 입증하고 있다. There had been excess profit in Korean housing market in the past years and many previous studies in Koreas performed an analysis of housing market under the assumption of the existence of excess profit. This assumption, however, makes it difficult to explain housing market especially when the market is in recession like these days. We, in this study, present a simple housing market model to study how monthly rent conversion rate and Jeonse price ratio are determined in equilibrium where a lessor is indifferent among various ways to lease the house, and we consider both the case with excess profit and the case without excess profit in housing market. We also present the model in which there exists a risk associated with monthly rent conversion from Jeonse. From these models, we derive some testable hypotheses regarding monthly rent conversion rate and Jeonse price ratio. Our theoretical predictions are supported by empirical studies: monthly rent conversion rate is affected by market interest rate only when there is no excess profit, Jeonse price ratio is negatively affected by the expected housing price.
